Richmond University Medical Center Files for Two-Story, 34,200-Square-Foot Expansion at 355 Bard Avenue, Randall Manor

The Richmond University Medical Center has filed applications to expand, by 34,175 square feet, its hospital, located at 355 Bard Avenue in Randall Manor, located on Staten Island’s North Shore. The project includes a state-of-the-art two-story emergency department and the reconstruction of a 503-car parking lot. Last year, the City Council designated $13.5 million toward the $60 million expansion, Staten Island Advance reported. Staten Island Borough President James Oddo also allocated $2.5 million for the project. A construction timeline has not been disclosed. Midtown West-based Bohler Engineering is the applicant of record.

Scaffolding Removal Underway at 19-Story, 60-Unit 153 Remsen Street, Brooklyn Heights

It’s been a little over four months since we checked in on the construction at 153 Remsen Street, in Brooklyn Heights. Now, scaffolding removal is underway at the 19-story, 60-unit building between Clinton and Court streets. The progress can be seen thanks to a photo sent to YIMBY by prolific construction chronicler Tectonic. Quinlan Development and Lonicera Partners are the developers. Navid Maqami’s S9 Architecture is responsible for the design.

Construction Progressing at Three-Building, 76-Unit Mixed-Use Redevelopment at 1875 Broadway, Bushwick

Foundation work appears to be underway on the eight-story, 18-unit mixed-use building under development at 1875 Broadway, located on the corner of DeSales Place in eastern Bushwick. The new building, with 7,019 square feet of community facility space, is part of the ongoing redevelopment of the former Our Lady of Lourdes convent. The project includes the conversion of a four-story structure at 11 DeSales Place and the construction of a six-story structure to the north, which has topped out, featuring an additional 58 residential units and 1,215 square feet of community facility space.


Lightstone Group Tests Waters for 244-Unit Condominium Tower at 130 William Street, Financial District

The Lightstone Group is now exploring market demand for a 244-unit condominium tower at its Financial District development site at 130 William Street. The developer is abandoning previous plans, filed in March 2015, for a 50-story residential-hotel tower, The Real Deal reported. The latest building applications at the Department of Buildings have been amended to reflect the change in plans. Although the number of units don’t match reports, the latest filings detail a 61-story, 188-unit tower with 15,373 square feet of retail across the cellar through second floors. The structure would measure 386,588 square feet and rise 750 feet in height. Goldstein, Hill & West Architects is the architect of record.


1605 New York Avenue

Two Four-Story, Eight-Unit Residential Buildings Planned at 1605 New York Avenue, East Flatbush

An anonymous Brooklyn-based LLC has filed applications for two four-story, eight-unit residential buildings at 1603 and 1605 New York Avenue, located on the southern end of East Flatbush. The buildings will measure 6,867 square feet each. Across both, the apartments should average 697 square feet apiece, indicative of rentals. Both will also include an upper penthouse level that will connect to the two apartments on the fourth floors. Jeffery S. Orling’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 4,000-square-foot lot is occupied by a two-story, wood-framed house. Demolition permits were filed in November.
