Affordable Senior Housing Lottery Launches for 37 Hillside Avenue in Fort George, Manhattan

The affordable housing lottery has launched for 37 Hillside Avenue, nine-story mixed-use building in Fort George, Manhattan. Designed by SLCE Architects and developed by Riseboro Community Partnership, the structure yields 164 residences for senior citizens of at least 62 years of age at the time of application submission. Available on NYC Housing Connect are 56 units for residents at 50 percent of the area median income (AMI), ranging in eligible income from $0 to $63,550.

Amenities include an attended lobby, resident building superintendent, on-site building manager, social service staff office, extensive shared outdoor courtyard gardens, access to multi-purpose community room, library enclave, mail room, elevator, laundry room for each residential floor, handrails in common areas, and on-site social services. Each unit has integrated cooling and heating as well as energy-efficient electric appliances.

At 50 percent of the AMI, there are 41 studios with a monthly rent of $0 for incomes ranging from $0 to $56,500, and 15 one-bedrooms with a monthly rent of $0 for incomes ranging from $0 to $63,550.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 28, 2023.

    • There’s no façade yet so there’s still time to dissapoint.

    • I will say kudos though if it turns out like the rendering. The cor-ten or whatever that is looks good and bravo for following the curve of the street. That was commonplace pre-war but nine times out of ten these days to save money the front elevation is just straight and totally disregards the street curvature as well as the neighboring pre-war buildings that do follow the curve. There’s a particularly bad example of this going up on Featherbed Ln right now. I think its a Badaly nightmare.

  3. The original plan was for the Rocky Mount Baptist Church to be located on the ground floor of the building. Unsure of whether that is still the plan.
