JEMB Secures $235 Million Construction Loan for One Willoughby Square in Downtown Brooklyn

In the heart of downtown Brooklyn, just off of Flatbush Avenue and adjacent to the City Point complex, One Willoughby Square, also known as 1WSQ or 420 Albee Square, is now on track to become the tallest Class A office tower in Brooklyn. A $235 million construction loan has now been approved and secured from Otera Capital, a Canadian real estate lending company. JEMB is the developer of the upcoming office project.

Permits were filed yesterday for a seven-story residential building at 215 North 10th Street in Williamsburg, Brooklyn. The site is just two blocks from McCarren Park, and four blocks from the Bedford Avenue subway station, serviced by the L trains. Morris Adjmi Architects is responsible for the design.

Construction of Dual-Brand Marriott Moves Forward at 338 West 36th Street, Midtown Manhattan

New York hotelier Sam Chang and Marriott International partnered in 2016 to introduce several new ground up hotels around the city. Now, construction on one of two dual-branded properties has picked up between Eighth and Ninth avenues, at 338 West 36th Street.

Permits have been filed for a five-story mixed use building at 383 Union Avenue in Williamsburg, Brooklyn. The site is two blocks away from the Metropolitan Avenue subway station, serviced by the G and L trains. Ravi Patel is responsible for the development, after purchasing the lot for $2.25 million from the Bestreich Realty Group.

Pace Gallery’s New Headquarters at 534-540 West 25th Street Tops Out in West Chelsea

Pace Gallery’s new building at 540 West 25th Street, located between 10th and 11th Avenue, has structurally topped out, and installation of the curtain wall is now well underway. The existing gallery is located next to the High Line at 508 & 510 West 25th Street, standing one story tall, and uses four large skylights that flood the interior with natural daylight. The new 60,000 square foot building will stand eight stories and be designed by Bonetti/Kozerski Studio, and developed by Weinberg Properties.

Local developer Sam Chang has completed another hospitality project in Midtown West, located at 324 West 44^th Street. Based in Long Island City, McSam Hotel Group is one of the largest hotel developers in New York City with over 20 properties across the five boroughs.

Permits have been filed for a fourteen-story mixed-use building at 2760 West 33rd Street in Brooklyn’s Coney Island. The development will be an addition to an existing site owned by the Starrett Corporation. The project is located at the western edge of the neighborhood, right on the border of the private residential Seagate community. The Coney Island-Stillwell Avenue subway station is the closest train station, located just over a mile away and serviced by the D and Q trains. DVL Inc is listed as behind the applications.

Permits have been pre-filed for a seven-story residential building at 639 Foster Avenue in Kensington, Brooklyn. The site is nine blocks from the 18^th Avenue subway station, serviced by the F train. Ten blocks away is the Newkirk Plaza subway station, serviced by the B and Q trains. Solomon Feder of Key Developers NY is listed as responsible for the development.

Another Contender for Queens’ Tallest Skyscraper Revealed at 42-50 24th Street, Long Island City

Renderings are out for a 74-story tower at 42-50 24th Street, in downtown Long Island City, Queens. If built, the structure would be a major addition to the borough’s vertical profile, with a speculative minimum height of 750 feet, based on double-height retail at the base. If it ends up being any higher, the structure would become the tallest structure in Queens. Its current competitor is 23-15 44th Drive, a condominium tower expected to rise 752 feet, and is located three blocks to the south. The tallest proposed building for the borough was formerly 29-37 41^st Avenue, though developer Durst downsized the project to just 710 feet.
