13-Story, 157-Unit Affordable Residential Building Nears Topping Out at 530 Exterior Street, Mott Haven

Construction is now underway on the top floor of the 13-story, 157-unit residential building under development at 530 Exterior Street, in the South Bronx’s Mott Haven section. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the building will encompass 151,107 square feet and rise 120 feet to its main roof, not including bulkhead elements. The apartments should average 910 square feet apiece. All of them will rent at below-market rates through the affordable housing lottery. Monadnock Construction is the developer and Dattner Architects is the architect. Completion is anticipated in early 2018, although it appears the project is much ahead of schedule.

New Renderings of Three-Building, 1,181-Unit Mixed-Use Project Approved at 305 Coles Street, Jersey City

New renderings have been revealed of the three-building, 1,181-unit mixed-use project at 305 Coles Street, in downtown Jersey City’s emerging SoHo West neighborhood, located just south of Hoboken. The project, approved by the city’s Planning Board in May, will encompass roughly 1.2 million square feet. Its tallest tower will rise 23 stories, while the others will stand between 14 and 16 stories. There will be 89,000 square feet of retail space, in addition to a 681-car parking garage, Jersey Digs reported. All of the apartments would be rentals, ranging from studios to three-bedrooms.

Four-Story, Seven-Unit Residential Building Coming to 30-26 14th Street, Astoria

An anonymous Astoria-based LLC has filed applications for a four-story, seven-unit residential building at 30-26 14th Street, in Astoria. The project will measure 6,576 square feet and its residential units should average 709 square feet apiece, indicative of rental apartments. A roof terrace with recreation space will top the structure. Befal F. Salim’s Whitestone-based Platonic Solids Architecture is the architect of record. The 25-foot-wide, 2,500-square-foot lot is occupied by a two-story townhouse. Demolition permits were filed in November.
