Four-Story, Six-Unit Mixed-Use Project Tops Out at 491 Myrtle Avenue, Clinton Hill

In August of 2015, renderings were revealed of the four-story, six-unit mixed-use building planned at 491 Myrtle Avenue, in northern Clinton Hill, located four blocks from the Clinton-Washington Avs stop on the G train. The 7,089-square-foot project has since topped out at 58 feet above street level, according to the Myrtle Avenue Brooklyn Partnership. The ground and cellar levels will contain 1,228 square feet of retail space, followed by residential units, averaging 623 square feet apiece, on the floors above. The two rental apartments on the fourth floor will feature space in a set-back penthouse, and amenities include bike storage and a laundry. Yehuda Mor, doing business as an anonymous LLC, is the developer, and Issac & Stern Architects is behind the design. Completion can probably be expected later this year.

Last summer, the Times reported that Extell had acquired the third and final piece of City Point, a sprawling mixed-use development in Downtown Brooklyn. The developer rolled out initial renderings for their 59-story tower at 138 Willoughby Street in January, and now we have a better look at what will eventually be one of Brooklyn’s tallest towers.

544 Manhattan Avenue Nears Exterior Completion, Greenpoint

The residential, mid-rise street wall around McCarren Park in northern Brooklyn is receiving its latest addition as the six-story apartment building at 544 Manhattan Avenue nears exterior completion. Permits indicate Nicholas Notias of Flushing-based Neptune Mechanical, LLC as the owner and the firm also serves as the construction manager. LMW Engineering Group, LLC is also involved with the project.

Seven-Story, 16-Unit Mixed-Use Building Filed at 236 Stagg Street, East Williamsburg

Brooklyn-based property owner Joel Berkowitz has filed applications for a seven-story, 16-unit mixed-use building at 236 Stagg Street, in East Williamsburg, located three blocks south of Grand Street stop on the L train. The structure will measure 23,496 square feet, and will include 3,307 square feet of ground-floor retail space. Residential units will begin on the second floor and should average 833 square feet apiece, indicative of rental apartments. Amenities are set to include bike storage, an eight-car garage, and an 101-square-foot medical room in the cellar. Nataliya Donskoy’s Brooklyn-based ND Architecture & Design is the architect of record. The 4,658-square-foot lot is currently occupied by a single-story warehouse. Demolition permits have not yet been filed.

Four-Story, Six-Unit Residential Building Planned at 195 Troutman Street, Bushwick

Fishel Miller, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, six-unit residential building at 195 Troutman Street, in western Bushwick, located six blocks from the Myrtle Avenue stop on the M train. The structure will measure just 4,396 square feet, which means its residential units should average 733 square feet apiece, indicative of rental apartments. There will be one or two units per floor, and a laundry will be located on the cellar level. Greenwich Village-based De-Jan Lu Architect is the architect of record. The 20-foot-wide, 2,000-square-foot lot is currently occupied by a two-story house.

Construction Wraps on Six Four-Story Townhouses at 51-59 South 4th Street, Williamsburg

Back in July of 2015, six four-story, single-family townhouses – located at 51-59 South 4th Street, in Williamsburg, two blocks in from the East River – were two stories above street level and rising. Now, the project, dubbed the Townhouses of Wythe Lane, have topped out and are nearing completion, Brownstoner reports. Four of the townhouses will measure 3,714 square feet each, one will measure 4,088 square feet, and the last will encompass 4,471 square feet. Each residence will feature private underground parking and over 1,000 square feet of private outdoor rooftop space. KUB Capital is both developing and designing in-house, with SZ Projects aiding in the design process. Occupancy can likely be expected within the next few months.

Seven-Story, 22-Unit Mixed-Use Building Tops Out at 525 Myrtle Avenue, Clinton Hill

In July of 2014, FBS Realty, doing business as Jackson Heights-based Manhasset Homes USA, filed applications for a seven-story, 22-unit mixed-use building at 525 Myrtle Avenue, in northern Clinton Hill, located six blocks from the Clinton-Washington Avs stop on the G train. The 26,688-square-foot structure has now topped out, according to the Myrtle Avenue Brooklyn Partnership. The ground floor will feature 2,143 square feet of retail space – to be sold as a single retail condo – and a 512-square-foot doctors office. The residential units, which begin on the second floor, should average 777 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. Completion can be expected closer to 2017.

Permits Filed: 762 Park Place, Crown Heights

Developer and architect Alex Barrett is working on his third ground-up project in Brooklyn. He filed new building applications for a seven-story residential building at 762 Park Place, between Rogers and Nostrand avenues in Crown Heights.

Developer Files for Planned Five-Story, 23-Unit Residential Project at 30-70 38th Street, Astoria

Earlier this month, YIMBY revealed renderings of the planned residential development at 30-70 38th Street (a.k.a. 30-66 39th Street), in central Astoria, located seven blocks from the 30th Avenue stop on the N/Q trains. Now, property owner George Elliott has filed applications for the project, which will rise five stories and contain 23 residential units (down from 26). The new building will encompass 29,277 square feet and its units should average a rental-sized 738 square feet apiece. Amenities include a ground-floor recreation area, bike storage, a parking garage, and private storage space. The project is currently in the beginning stages of the city’s Urban Land Use Review Procedure (ULURP), as the developer is seeking to rezone a portion of the site. New Jersey-based T.F. Cusanelli & Filletti Architects is designing. The assemblage is currently occupied by two wood-framed houses.

Yoni Levy, doing business as an anonymous Brooklyn-based LLC, has filed applications for an eight-story, six-unit residential building at 1657 East 19th Street, in northern Sheepshead Bay, located five blocks from the King Highway stop on the B/Q trains. The structure will encompass 11,747 square feet and its residential units should average a spacious 1,933 square feet apiece, indicative of condominiums. There will be one apartment per floor on floors two through six, followed by a single unit occupying the seventh and eighth floors. The ground floor will host the lobby, bike storage space, and a three-car garage. Joseph Spector’s Financial District-based Dome Architecture, Design & Engineering Group is the architect of record. Demolition permits for the site’s existing two-story house were filed in January.
