Façade Installation Begins for 77-87 Commercial Street as Construction Rises in Greenpoint, Brooklyn

Façade installation has begun as construction continues to rise on 77-87 Commercial Street, a two-tower development along Newtown Creek in Greenpoint, Brooklyn. Designed by CetraRuddy and developed by Clipper Equity, the project consists of the 40-story, 429-foot tall, 298-unit 87 Commercial Street and the 30-story, 331-foot tall, 222-unit 77 Commercial Street, connected by a shared seven-story podium. The 811,000-square-foot property will yield 200 affordable housing units and a 300-vehicle parking garage below grade. Ray Builders Inc. is the general contractor, Hatfield Group is the façade consultant, RC Structures is pouring the concrete, and WSP is the structural engineer for the complex, which is located at the confluence of Commercial and Box Streets.

Designed by Marvel Architects and developed by ZD Jasper Realty and Ascent Development, the 229-foot-tall, 62,000-square-foot building will yield 82 residences averaging 750 square feet as well as ground-floor retail space and 34 parking spots. Tom Wu under Davis Street Development LLC is listed as the owner behind the applications, Modern Spaces is marketing the homes, and King Contracting Group is in charge of doing the brick work and the roofing for the property, which is located off Jackson Avenue between Pearson Street and Davis Street, a short walk from the Court Square station that services the 7, E, M, and G trains.

YIMBY took a construction tour of 208 Delancey Street, a 12-story condominium building that topped out on Manhattan’s Lower East Side late last year. Designed by ODA New York and developed by New Empire Corporation, the L-shaped 85,000-square-foot reinforced concrete superstructure will yield 85 units at the corner of Pitt and Delancey Streets. Compass is handling sales and marketing for the condominiums, which range from studios to three-bedroom floor plans. Prices range from $625,000 for a studio to $2.655 million for a two-bedroom, two-bathroom penthouse unit. ASH NYC curated and staged a pair of model homes for the property.
