Six-Story, Five-Unit Mixed-Use Building Planned at 888 Lorimer Street, Greenpoint

Property owner Philipp Haemmerle, doing business as an anonymous Financial District-based LLC, has filed applications for a six-story, five-unit mixed-use building at 888 Lorimer Street, in southern Greenpoint. The project will measure 12,488 square feet. It will contain 776 square feet of retail space on the ground floor, followed by full-floor residential units above. The top floor unit will feature space on an upper mezzanine level, as well as a roof deck. Across the building, the units should average 1,541 square feet apiece, indicative of condominiums. The ground floor will also contain space for a single automobile. Sanford M. Berger’s Great Neck, N.Y.-based S.M. Berger Architecture is the architect of record. The 25-foot-wide, 3,900-square-foot property is currently vacant. The Nassau Avenue stop on the G train is around the corner.


43-22 Queens Street

54-Story, 790-Unit Residential Tower Rises Above Grade at 43-22 Queens Street, Long Island City

Construction is now a single story above street level at the site of a planned 54-story 790-unit tower at 43-22 Queens Street, in the Queens Plaza/Court Square section of Long Island City. The progress can be seen in an update by The Court Square Blog. The 580-foot-tall building will encompass 712,747 square feet. Its residential units, rental apartments, should average 763 square feet apiece. Amenities in the building are listed in YIMBY’s previous update in June, when foundation work was underway for the tower portion. Work is also underway on the six-story portions of the former Eagle Electric Manufacturing building, which will be converted into residential apartments and incorporated into the tower. Rockrose Development is the developer and SLCE Architects is behind the design. Completion is expected in late 2017.




329 East 132nd Street

Rendering Revealed as Financing Secured for 12-Story, 91-Unit Residential Project At 329 East 132nd Street, Mott Haven

A rendering has surfaced of the planned 12-story, 91-unit residential project at 329 East 132nd Street, in the South Bronx’s Mott Haven section. It comes as the Altmark Group and JCAL Development secured $22.1 million in construction financing, Commercial Observer reported. The latest building permits, which YIMBY first reported on in 2015, show the new building will encompass 71,912 square feet. Its residential units, which will be market-rate rental apartments, should average 738 square feet apiece. Amenities include a fitness center, a lobby lounge, an outdoor recreation space on the ground floor, storage for 46 bikes, a 37-car parking garage, and a roof terrace. Aufgang Architects is behind the architecture. Foundation work was underway in May and completion is expected in early 2018.
