Partial Commercial-to-Residential Conversion Revealed for McGraw-Hill Building in Midtown, Manhattan

Resolution Real Estate has revealed plans for a partial residential conversion of the McGraw-Hill Building, a 33-story landmarked tower at 330 West 42nd Street in Midtown, Manhattan. The announcement comes on the heels of the firm’s recent completion of a major renovation of the building’s commercial spaces. MdeAS Architects is leading the office and residential conversions, with SLCE Architects designing all apartment layouts.

The affordable housing lottery has launched for 55 Summit Street Cooperatives, a five-story residential building in Brooklyn’s Columbia Street Waterfront District. Designed by Tahir Demircioglu Architect and developed by Michael Abramov under the SS Development Partners LLC, the structure yields five residences. Available on NYC Housing Connect are five units for sale for residents at 80 percent of the area median income (AMI), ranging in eligible income from $57,074 to $115,280.

Excavation Progresses at 126 East 57th Street in Midtown East, Manhattan

Excavation is progressing at 126 East 57th Street, the site of a 28-story residential building on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development under the MRR 1326 LLC, the 346-foot-tall structure will yield 147 condominium units spread across 170,000 square feet with interiors by Gabellini Sheppard, as well as 5,000 square feet of lower-level retail space. WSP USA is the engineer and Plaza Buildings is the general contractor for the project, which is being constructed on an L-shaped parcel at the corner of East 56th Street and Lexington Avenue. The narrow panhandle section of the building’s footprint will extend north to East 57th Street. ODA is also in charge of designing the interiors.

1022-1026 Third Avenue Finishes up Demolition on Manhattan’s Upper East Side

Demolition is finishing up at 1022-1026 Third Avenue, the site of a forthcoming residential building in the Lenox Hill section of Manhattan’s Upper East Side. Developed by Kahen Properties, which purchased the three adjacent sites for $34 million in the summer of 2021, the building can rise to a maximum of 12 stories under local zoning restrictions. Third North Holdings LLC is the owner and Alba Services is the general contractor for the project, which is located between East 60th and East 61st Streets.

CM & Associates is the general contractor for the property, which rises from an L-shaped plot by the corner of Second Avenue and East 62nd Street.

Exterior work is finishing up on The Matteo, a 17-story residential building at 323 East 79th Street in the Yorkville section of the Upper East Side. Designed by Woods Bagot Architects and developed by Boomerang Development Group, which purchased the property from Spruce Capital Partners for $13.7 million, the 214-foot-tall structure will yield 35,045 square feet with 15 full-floor condominium units in three- to four-bedroom layouts. All homes will feature direct elevator access, and some will span two floors. Sunlight Construction AA is the general contractor and The Masters Division at Nest Seekers is handling sales and marketing for the property, which is located on a narrow interior plot between First and Second Avenues.
