Mixed-Use 117 Livingston Street Reaches Second Floor, DoBro

It was back in September of 2014 that YIMBY brought you word of plans for a 21-story mixed-use building at corner of Livingston Street, Boerum Place, and Red Hook Lane in Downton Brooklyn. It was in April of 2015 that demolition started and in June of 2015 that we showed you a rendering. Now, thanks to photos from our friend Tectonic, we can report that the project at 117 Livingston Street (a.k.a. 415 Red Hook Lane) has reached its second story.

Permits Filed: 30-07 Vernon Boulevard, Astoria

The Durst Organization has just stopped construction on its sprawling megaproject on Hallets Point in Astoria, saying the taxes are “crushing” without the 421-a tax exemption. But developers are still rushing to build along the waterfront in the western Queens neighborhood. Developer Wayne Fried has filed applications for a seven-story, mixed-use building at 30-07 Vernon Boulevard, right next to Hallets Point and the East River.

Foundation Work Underway At Six-Story, 24-Unit Residential Building At 11-30 45th Road, Long Island City

In the summer of 2014, YIMBY revealed renderings of the six-story, 24-unit residential building planned at 11-30 45th Road, in the Hunters Point section of Long Island City. Building applications were filed in December of that year and we last reported that excavation equipment arrived on site in October of 2015. The Court Square Blog now reports foundation work is underway. The new building will encompass 31,729 square feet and apartment units will average 931 square feet apiece. There will be 14 parking spaces on the ground floor and the structure will be topped by a penthouse for tenants’ recreational use. Century Development Group is developing the project and Flushing-based Raymond Chan is designing it. Completion is anticipated for the summer of 2017.


824 Metropolitan Avenue

Seven-Story, 27-Unit Residential Project Filed At 824 Metropolitan Avenue, Williamsburg

Queens-based Zios Sachtouris has filed applications for a seven-story, 27-unit residential building at 824 Metropolitan Avenue, in central Williamsburg, located three blocks east of the Graham Avenue stop on the L train. The project will total 23,166 square feet and the residential units will average a rental-sized 737 square feet apiece. The cellar will have laundry, storage space for tenants, and a recreation room, and each floor from the ground through the sixth level will contain five or four apartments. The seventh floor will contain a single unit. Anthony Villano’s Brooklyn-based ACV Architecture is the architect of record. The 50-foot-wide lot is currently vacant.


240 East 178th Street

Eight-Story, 39-Unit Apartment Building Filed At 240 East 178th Street, Mount Hope

Kim Tasher of SKF Development has filed applications for an eight-story, 39-unit residential building at 240 East 178th Street, in Mount Hope, located around the corner from the Tremont Avenue stop on the B and D trains. The project will encompass 27,603 square feet and its residential units, which appear to be market-rate, will average a rental-sized 648 square feet apiece. The new building will include laundry and a 782-square-foot recreation area in the cellar. Mohammad Badaly’s Mount Vernon-based Badaly Architects is the architect of record. The 50-foot-wide lot is currently occupied by a two-story wood-frame house, for which demolition permits have not been received.
