Seven-Story, 30-Unit Residential Building Rises to Third Floor at 464 West 130th Street, Harlem

Construction is now underway on the third floor of the seven-story, 30-unit residential building under development at 464 West 130th Street, located on the corner of Convent Avenue in the Manhattanville section of Harlem. An update by Harlem+Bespoke provides a look at the construction progress. The latest building permits indicate the project will encompass 24,955 square feet and rise 69 feet to its main roof, not including bulkhead elements. Its residential units should average 642 square feet apiece, indicative of rental apartments. Great Neck, N.Y.-based Big Apple Developers is the developer and Brooklyn-based Bricolage Designs is behind the architecture. A target completion date is not known.

Five-Story, Nine-Unit Mixed-Use Building Planned at 33 Water Street, Stapleton

Staten Island-based Argentum Partners has filed applications for a five-story, nine-unit mixed-use building at 33 Water Street, in Stapleton, located along Staten Island’s North Shore. The project will measure 11,000 square feet and and feature 3,070 square feet of ground-floor retail space. Its nine apartments will be located across the second through fifth floors, averaging 883 square feet apiece. Staten Island-based thinkDESIGN Architecture is the architect of record. The 50-foot-wide, 3,131-square-foot property is occupied by a dilapidated two-story building. Demolition permits were filed in February of last year.


142-07 115th Avenue

Twin Two-Story, Two-Family Houses Coming to 142-07 115th Avenue, South Jamaica

A South Richmond Hills-based corporation has filed applications for twin two-story, two-family houses at 142-07 and 142-09 115th Avenue, in South Jamaica. The buildings will each measure 3,082 square feet. Across both, the apartments should average 1,028 square feet apiece, indicative of units with family-sized configurations. Each house will come with one off-street parking space. Kew Gardens-based Tabriz Group Design is the architect of record. The 6,000-square-foot lot is occupied by a single-story house. Demolition permits were filed October.


1665 Brooklyn Avenue

Seven-Story, 15-Unit Mixed-Use Building Filed at 1665 Brooklyn Avenue, East Flatbush

An anonymous Brooklyn-based LLC has filed applications for a seven-story, 15-unit mixed-use building at 1665 Brooklyn Avenue, located on the southern end of East Flatbush. The project will encompass 21,838 square feet and rise 70 feet to its roof. It will feature 4,149 square feet of community facility space on parts of the ground and second floors, followed by apartments on the rest of the second floor and the entire third through seventh floors. The units should average 800 square feet apiece. An eight-car parking garage will be located in the cellar.
