12-Story, 126-Unit Affordable Residential Project Filed At 294 East 162nd Street, Melrose

NoMad-based Bell Urban, LLC, has filed applications for a 12-story, 126-unit affordable housing project at 294 East 162nd Street, in Melrose, right around the corner from the neighborhood’s Metro North station, and seven blocks from the 4 train at Yankee Stadium. The building will total 117,398 square feet, which works out to an average unit of 932 square feet. Midtown South-based Dattner Architects is the applicant of record, and two 2.5-story, wood-framed homes were demolished in 2014.


260 West 78th Street

18-Story, 66-Unit Residential Conversion & Expansion Revealed At 260 West 78th Street, Upper West Side

Collegiate Churches of New York has filed applications to transform the 12-story buildings at 370-378 West End Avenue, on the Upper West Side, into a single residential structure with 66 units. The Collegiate School building at 370 West End will be replaced with an 18-story structure, and once connected with 378 West End, will measure 198,095 square feet. Units will average 3,000 square feet apiece, and COOKFOX Architects is designing.

Developers Expand Assemblage At 206 West 95th Street, Upper West Side

Certes Partners and United Management Corp. have acquired the six-story building at 214-218 West 95th Street, on the Upper West Side, for $26.5 million, according to Commercial Observer. In July, YIMBY reported on filings for a 10-story, 18-unit residential building (by the same developers) to replace the six-story former SRO at 206 West 95th Street. Now, the assemblage boasts 85,000 square feet of development potential, possibly in the form of an 18-story building. RKTB Architects filed for the initial permits, but Cetra Ruddy has been hired to design.
