Closings Underway for SHoP Architects’ 111 West 57th Street in Midtown, Manhattan

Closings have begun for the 46 condominium units within the main tower of 111 West 57th Street, a 1,428-foot residential supertall in Midtown. Designed by SHoP Architects and developed by JDS Development, Property Markets Group, and Spruce Capital Partners, the 84-story edifice stands as the world’s most slender building. Studio Sofield is the interior designer and The Corcoran Group is leading sales and marketing for the residences, which also include 14 homes within the restored Steinway Hall building in the podium. WSP is the structural engineer, RWDI consulted with the design of the 800-ton tuned mass damper, Jaros, Baum & Bolles is the MEP engineer, R&R Scaffolding Ltd. provided the building maintenance unit (BMU) sitting atop the crown, and BuroHappold Engineering is the façade consultant for the project, which is located between Sixth and Seventh Avenues on Billionaires’ Row.

Affordable Housing Lottery Launches for 173 Johnson Avenue in Bushwick, Brooklyn

The affordable housing lottery has launched for 173 Johnson Avenue, a seven-story residential building in Bushwick, Brooklyn. Designed by ND Architecture & Design and developed by Watermark Capital, the structure yields 52 residences. Available on NYC Housing Connect are 16 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $78,686 to $167,570.

Brewery and Rock Climbing Gym Debut at Historic Walker House in Newark, New Jersey

Newark’s historic Walker House at 540 Broad Street is now home to a local brewery and a 22,000-square-foot indoor rock-climbing gym, the latest phase of a multimillion-dollar redevelopment plan led by LMXD, Prudential Financial Inc., and Goldman Sachs Urban Investment Group. Located in the heart of downtown, Newark Local Beer and Method Climbing + Fitness sit below 20 stories of rentals that debuted in 2020.

The XI Prepares to Resume Construction at 76 Eleventh Avenue in Chelsea, Manhattan

Construction is set to resume on The XI, with a revised completion date of “Winter 2024” posted for the stalled two-tower mixed-use project at 76 Eleventh Avenue in Chelsea. Designed by Bjarke Ingels Group and developed by 76 Eleventh Avenue Property Owner LLC, the twisting 26- and 36-story structures have stood topped out and unfinished since late 2019, when reports of trouble began to surface about the former developer, HFZ Capital Group. In late 2021, Steve Witkoff purchased the property in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital, and it now appears that the project is back on track, with an updated board at the property listing Suffolk Construction Corporation as the new general contractor, replacing Omnibuild. The full-block site is located adjacent to the High Line and is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.

Developers Secure $167.5M for Victoria Tower Residences at 233 West 125th Street in Central Harlem, Manhattan

Lam Group and Exact Capital Group have closed on a $167.5 million construction loan to refinance Victoria Tower Residences, a 26-story mixed-use rental property in Central Harlem. The building is located at 233 West 125th Street, a site formerly occupied by the historic Victoria Theatre.

Permits Filed for 1826 Fulton Street in Bed-Stuy, Brooklyn

Located between Rochester Avenue and Buffalo Avenue, the lot is two blocks east of the Utica Avenue subway station, serviced by the A and C trains. TOT Developers is listed as the owner behind the applications.

YIMBY’s 2022 Construction Report Reveals 45,019 New Residential and Hotel Unit Filings in New York City

After significant delays caused by the DOB’s abrupt shift to “Build Now” which temporarily left the Five Boroughs without a functional Department of Buildings Website in March of 2021, YIMBY’s 2022 construction report is in, and the results are positively encouraging. The annual report tracks and analyzes permits filed for new buildings in New York City over the course of the year 2021. The data shows that in 2021, builders throughout the city filed permits for 2,017 structures, ranging from single-car garages to towering skyscrapers. The figure represents a 14-percent increase compared to the 2020 total of 1,774 permits. The 2021 filings will boost the city’s built stock by 53,344,472 million square feet and yield a combined total of 45,019 residential and hotel units. Excavation Continues for 262 Fifth Avenue Supertall in NoMad, Manhattan

Excavation is continuing at 262 Fifth Avenue, the site of a 1,043-foot residential supertall skyscraper in NoMad. Designed by Meganom with SLCE Architects as the executive architect and developed by Boris Kuzinez of Five Points Development under the Five Points 262 Project, LLC, the 60-story tower will yield 41 residential units spread across 139,168 square feet and 10,850 square feet of retail space on the first two floors. CM & Associates Construction Management, LLC is the general contractor for the property, which is located at the corner of Fifth Avenue and West 29th Street.

Foundations Underway at 308 West 43rd Street in Midtown, Manhattan

Foundation work has begun at 308 West 43rd Street, the site of a two-building residential development in Midtown, Manhattan. Designed by Handel Architects and developed by Taconic Partners under the 311 West 42nd Street Associates LLC, the 373,133-square-foot project will yield 321 apartments averaging 839 square feet apiece as well as 25,202 square feet of retail space on the lower floors. Triton Construction is serving as the general contractor for the property, which is located between West 42nd and 43rd Streets and Eighth and Ninth Avenues, directly north of the Port Authority Bus Terminal.
