Foundations Underway for Two-Tower Complex at 570 Washington Street in Manhattan’s West Village

At number 25 on our annual construction countdown is 570 Washington Street, a two-tower residential project currently underway along the Hudson River waterfront in Manhattan’s West Village. Designed by COOKFOX Architects with SLCE Architects as the architect of record and developed by Zeckendorf Development, Atlas Capital, and The Baupost Group, the $1.25 billion complex will consist of 29- and 36-story towers rising 400 and 450 feet, respectively, and will yield an undisclosed number of condominium units and commercial space on the lower levels. ACI VI Clarkson LLC is the owner and AECOM Tishman is the general contractor for the project, which occupies a 1.3-acre block bound by Clarkson Street to the north, West Houston Street to the south, Washington Street to the east, and West Street to the west. The developers acquired the property for $340 million in early 2022 and have projected a $1 billion sellout on the homes.

Designed by Sander Williams Architect, the structure yields six residences. Available on NYC Housing Connect are four units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,400 to $227,630.

Foundations Progress For Two-Tower Development at 1 Java Street in Greenpoint, Brooklyn

At number 27 on our annual construction countdown is 1 Java Street, a two-tower residential development along the East River in Greenpoint, Brooklyn. Designed by Marvel Architects and developed and built by Lendlease, which secured a $360 million construction loan at the end of 2022, the project will yield 834 rental units across the two structures, the taller of which will stand 37 stories and 402 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the complex, which is alternately addressed as 18 India Street and occupies a full block bound by India Street to the north, Java Street to the south, West Street to the east, and the India Street pier over the East River to the west.

Construction Reaches Street Level at 18 West 55th Street in Midtown, Manhattan

Foundations have reached street level at 18 West 55th Street, the site of a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers under the 18 West 55th Street LLC, which purchased the property for $83 million in 2017, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The development sits on a formerly vacant interior lot next to the Peninsula Hotel between Fifth and Sixth Avenues.

25-01 Queens Plaza North Rises in Long Island City, Queens

Construction is rising on 25-01 Queens Plaza North, a 26-story residential building in Long Island City, Queens. Designed by Handel Architects and developed by Grubb Properties, which purchased the property for $63 million in 2021, the 311-foot-tall structure will yield 417 rental units with 124 reserved for affordable housing, as well as 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group will be responsible for installing nearly 12,5000 square feet of bricks and CMU blocks for the project, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

Façade Installation Takes Shape on 2-20 and 2-21 Malt Drive in Hunters Point, Queens

At number 29 on our year-end countdown is 2-20 and 2-21 Malt Drive, a three-tower complex in the Hunters Point South master plan in Hunters Point, Queens. Designed by SLCE Architects and developed by TF Cornerstone, the development consists of a 34-story, 390-foot-tall structure with 575 units at 2-20 Malt Drive and a two-tower building at 2-21 Malt Dive with a 38-story, 440-foot-tall tower and a 25-story, 310-foot-tall sibling collectively housing 811 units. The project will span 1.43 million square feet and yield nearly 1,400 total units, with 30 percent designated for affordable housing, as well as around 25,000 square feet of retail space. Scape is the landscape architect and Bud North LLC and Bud South LLC are the general contractors for 2-21 and 2-20 Malt Drive, respectively, which will rise from a subdivided plot bound by 54th Avenue to the north, Newton Creek to the south, and 2nd Street to the west.

323 Bergen Street Nears Topping Out in Boerum Hill, Brooklyn

Construction is nearing topping out on 323 Bergen Street, a seven-story residential building in Boerum Hill, Brooklyn. Designed by GF55 Partners and developed and built by Avdoo Partners & Development under the Bergen Owner LLC, the 75-foot-tall structure will span 243,000 square feet and yield 105 condominium units with an average scope of 1,307 square feet, and 50 percent of the inventory will be reserved for affordable housing. The property stands on a large multi-parcel assemblage stretching 400 feet along Bergen Street between 3rd and 4th Avenues, with a narrower 45-foot frontage along Dean Street.

The 30th-tallest building on our year-end construction countdown is 111 Willoughby Street, a 40-story residential tower that has begun to rise in Downtown Brooklyn. Designed byGF55 Architects and developed by The Michaels Organization, Triangle Equities, and Geolo Capital, the 437-foot-tall structure will span 205,000 square feet and yield 227 rental units, a 20,000-square-foot ministry center for the St. Boniface parish, and 1,814 square feet of commercial space. ZDG, LLC is the general contractor for the property, which is located by the intersection of Willoughby Street to the south and Duffield Street to the east.
