Five-Story, Eight-Unit Residential Building Filed at 194 Lexington Avenue, Bedford-Stuyvesant

Brooklyn-based BQM Real Estate Management has filed applications for a five-story, eight-unit residential building at 194 Lexington Avenue, in Bedford-Stuyvesant. The project will measure 6,748 square feet and its residential units should average 793 square feet apiece, indicative of rental apartments. The fifth floor will host space exclusive to the one of the fourth-floor units, per the project’s Schedule A. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 3,200-square-foot lot is occupied by a two-story townhouse and a garage. Demolition permits have not been filed.


48-31 65th Street

Developer Re-Files Plans for Eight-Unit Residential Project at 48-31 65th Street, Maspeth

A new developer, doing business as an anonymous Elmhurst-based LLC, is taking over the eight-unit residential development planned at 48-31 through 48-37 65th Street, located in the northern end of Maspeth. New building applications were also filed for four two-story, two-unit residential buildings, closely resembling filings submitted in 2015 by the previous developer. The latest plans call for each two-family building to measure 2,892 square feet. Across all four, the apartments should average 900 square feet apiece. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 8,008-square-foot property is vacant.

The Ellipse, 43-Story, 376-Unit Mixed-Use Tower, Tops Out at 1-25 14th Street, Jersey City

Construction has topped out on the 43-story, 376-unit mixed-use tower, dubbed Ellipse, at 1-25 14th Street, located in the Newport section of Jersey City, N.J. The structure, which is now receiving glass installation on its 27th floor, can be seen thanks to photos posted to the YIMBY Forums. The 592,800-square-foot tower’s apartments will be rentals, ranging from studios to three-bedrooms. There will be 24,000 square feet of amenities, as well as a retail component near street level. The LeFrak Organization is the developer. Arquitectonica is the design architect and Haines, Lundberg & Waehler (HLW) is the executive architect. Completion is expected later this year.



301 First Avenue

Developer Considering Residential Project at Site Of 24-Story Apartment Tower, 301 First Avenue, Gramercy

CIM Group has entered into contract to purchase, for nearly $90 million, the vacant 24-story, 156-unit apartment building at 301 First Avenue, located on the corner of East 17th Street in Gramercy. The future owners of the 200,000-square-foot tower are floating plans to either renovate the property into rental apartments or demolishing it for a new condominium building, The Real Deal reported. The 13,248-square-foot lot is currently overbuilt under present-day zoning laws. The building was built in 1969 to house Mount Sinai Beth Israel medical personnel and was vacated in the summer of 2016.
