After two weeks of haphazard fits and starts and a confrontational protest with tenant activists, City Council Member Ydanis Rodriguez and the City Council Land Use Committee unanimously disapproved a plan to rezone the corner of Broadway and Sherman avenues, which would have paved the way for the construction of a 15-story apartment building known as Sherman Plaza.
The Hoboken Brownstone Company is proposing to build a four-story, 155-unit residential building at 39 New York Avenue, in the Jersey City area known as The Heights. A rendering of the project — being designed by Matawan, N.J.-based Chester, Ploussas, Lisowsky Partnership — has been revealed by Jersey Digs. The residential units will be rental apartments and a parking garage will be located in the cellar. Plans for the building are expected to go before the Jersey City Planning Board in the fall, although community meetings are already ongoing. No variances are required at this time, but an environmental remediation is currently underway at the site and is expected to wrap up in early 2017. The developer and government officials have also discussed plans to turn the adjacent county-owned property along New York Avenue into a public park. The 2nd Street stop on the Hudson-Bergen Light Rail is located three blocks away.
A seven-story hotel on West 42nd Street between 10th and 11th avenues may bite the dust for a 39-story apartment building. The latest West Side megatower is planned for 507 West 42nd Street, a couple blocks north of the Lincoln Tunnel approach.
Great Neck, N.Y.-based RealNet Holdings has filed applications for a four-story, four-unit residential building at 31 Brighton 2nd Place, in Brighton Beach. The project will measure 4,344 square feet. Its full-floor residential units should average 980 square feet apiece, so either rental apartments or condominiums could be in the works. The top-floor apartment will be a duplex and will feature space on an upper mezzanine level. There will be a three-car parking garage in the basement. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 40-foot-wide, 1,800-square-foot property was occupied by a dilapidated two-story house until that was demolished in the first half of 2015. The Ocean Parkway stop on the Q train is three blocks away.
New loft buildings designed to look like 19th century factories have become a staple of development in North Brooklyn. Soon, another new building will join their ranks at 37 Montrose Avenue in Williamsburg.
