New Rendering Revealed For 252-260 East 72nd Street on Manhattan’s Upper East Side

A new rendering has been revealed for 252-260 East 72nd Street, a forthcoming 21-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Developed by Chetrit Group, the 150,000-square-foot project will yield 54 condominium units and 5,700 square feet of retail space, along with an adjacent five-story annex containing four affordable housing units. The 14,000-square-foot plot is also addressed as 1357 Second Avenue and was formerly occupied by St. John The Martyr Church along with several old low-rise structures, and is located at the corner of Second Avenue and East 72nd Street, with a narrow panhandle that stretches south to East 71st Street.

Designed by Badaly Architect and developed by Ferdinand Markushi under the GF Gunhill Road LLC, the structure yields 16 residences. Available on NYC Housing Connect are five units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $76,149 to $198,250.

Designed by Amie Gross Architects and developed by New York City’s Department of Housing Preservation and Development under the Chelsea HDFC, the 85-foot-tall structure will span 30,859 square feet and yield 26 affordable co-op units in studio to three-bedroom layouts, as well as 1,828 square feet of retail space divided among three tenants. A.A.D. Construction Corp. is the general contractor for the property, which is alternately addressed as 170 West 22nd Street and located at the southeast corner of Seventh Avenue and West 22nd Street.

Designed by RSLN Architecture and developed by Abeco Organization, the 84-foot-tall structure will span 40,364 square feet and yield 41 rental units with an average scope of 804 square feet, as well as 7,370 square feet of commercial space, a cellar level, and one enclosed parking space. Fenimore Plaza LLC is listed as the owner and Abeco Construction LLC is the general contractor for the project, which is located to the north of Putnam Triangle between Grand Avenue to the east and Cambridge Place to the west.

8 Court Square Wraps Up Construction In Long Island City, Queens

Designed by Hill West Architects and developed by 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure will yield 157 rental units spread across 107,377 square feet with 48 reserved for affordable housing, and 10,170 square feet of retail space. Cauldwell Wingate Company is the general contractor for the property, which is alternately addressed as 27-10 44th Drive and bound by 44th Drive to the northeast, Jackson Avenue to the northwest, and Thomson Avenue to the west and south. Whitehall Interiors is the interior designer for the project.

YIMBY has an exclusive look at the latest renderings for THE 74, a 32-story residential tower at 201 East 74th Street on Manhattan’s Upper East Side. Designed by Pelli Clarke & Partners with SLCE Architects as the architect of record and developed by Elad Group, which purchased the property for $61 million in April 2022, the 420-foot-tall structure will yield 42 condominium units and a collection of amenities. Rafael de Cardenas is the interior designer for the amenity spaces and the homes, which are being marketed by Corcoran Sunshine Marketing Group and will include half-floor two- and three-bedroom units, full-floor four- and five-bedroom homes, a single free-standing townhome, and a duplex penthouse. Press Builders is the general contractor for the project, which is alternately addressed as 1299 Third Avenue and located on an interior lot facing Third Avenue with two small extensions to East 74th and East 75th Streets.

Designed by HCN Design & Consulting and developed by Gus Vorillas and Abdel Aziz Raouf under the 40th Ave. Dutch Kills Realty LLC, the 60-foot-tall structure will span 88,263 square feet and yield 46 condominium units in studio to two-bedroom layouts, as well as 17,918 square feet of manufacturing space. 40th Ave. NY Preferred Development Group is the general contractor and the Patrick Smith Team of The Corcoran Group is handling leasing and marketing for the property, which is located at the corner of 40th Avenue and 28th Street.
