Five-Story, 20-Unit Apartment Building at 50 Orange Street Getting Single-Family Conversion, Brooklyn Heights

In January, Benchmark Real Estate Group acquired the five-story, 20-unit residential building at 50 Orange Street, in Brooklyn Heights, for $13.5 million. The developer has since tasked Lee Stahl’s design/build firm Renovated Home to draw up plans to convert the home into a single-family mansion, according to the Wall Street Journal. The 14,500-square-foot townhouse would include four bedrooms, a gym, an 800-bottle wine cellar, a library, and a rooftop terrace, although ultimately the buyer will be able to design the final layout. Construction is expected to last into 2017, although the property is already on the market for $22 million. A number of tenants are still currently residing in the building. Any exterior alteration must be approved by the Landmarks Preservation Commission, as the property is located within the Brooklyn Heights Historic District.

Filings for new buildings in Flatbush have slowed down, but developers continue to push the boundaries of gentrified Brooklyn further east and south. Owner David Shavolian filed plans earlier this week to build a six-story residential project at 3116 Clarendon Road in East Flatbush.

Landmarks Approves Expansion of 75 St. Marks Avenue, Prospect Heights

In February, a proposal to expand a three-story structure in Brooklyn was not approved by the Landmarks Preservation Commission, having been deemed too visible. On Tuesday, the applicant returned to the LPC and they approved a scaled down proposal to expand 75 St. Marks Avenue. That’s near the corner of Flatbush Avenue in the Prospect Heights Historic District.

Three-Story, Three-Unit Residential Project Coming To 142-37 Rockaway Boulevard, South Jamaica

Taneshwar Sukhdeo, doing business as an anonymous Ozone Park-based LLC, has filed applications for a three-story, three-unit residential building, at 142-37 Rockaway Boulevard, in South Jamaica. The new building will measure 4,260 square feet and its residential units should average a spacious 1,065 square feet apiece, indicative of family-sized configurations. Each of the apartments will span a full floor. Olabanji B. Awosika’s Jamaica-based Banji Awosika Architect is the architect of record. The 34-foot-wide, 2,910-square-foot lot is currently vacant.

Two Five-Story, Six-Unit Residential Buildings Planned at 860 East 35th Street, East Flatbush

Eyal Ovadia, doing business as an anonymous Brooklyn-based LLC, has filed applications for two five-story, six-unit residential buildings at 860-862 East 35th Street, in southern East Flatbush, located five blocks from the Flatbush Av-Brooklyn College stop on the 2/5 trains. Each building will measure 5,907 square feet, and the residential units across both structures should average a rental-sized 728 square feet apiece. They layouts are identical in each building, with a single unit on the ground floor, two units per floor on the the second and third levels, and a single unit on the fourth and fifth floors. Queens-based Gerald J. Caliendo is the architect of record. The 40-foot-wide plot is currently occupied by a two-and-a-half-story wood-framed house. Demolition permits were recently filed to knock it down.

Seven-Story, 16-Unit Mixed-Use Building Filed at 25-40 31st Street, Astoria

TriBeCa-based MJMV Holdings has filed applications for a seven-story, 16-unit mixed-use building at 25-40 31st Street, in Astoria, located a stone’s throw away from the Astoria Boulevard Station on the N/Q trains. The structure will measure 16,522 square feet and will include 1,488 square feet of retail space on the ground floor. The residential units, which begin on the second floor, should average 704 square feet apiece, indicate of rental apartments. Amenities include an eight-car parking garage, private storage, bike parking, a recreational area, and a laundry. Astoria-based Christopher V. Papa is the architect of record. Two three-story townhouses must first be demolished.

Property owner Chang Lin Xue has filed applications for two four-story, three-unit residential buildings at 40-48 68th Street, in Woodside, located a block from the 69th Street stop on the 7 train. One building will measure 5,515 square feet, while the other will measure 5,749 square feet. In each, there will be full-floor units on the ground and second floors, followed by a single unit on the third and fourth floors. Across both buildings, the apartments should average a spacious 1,297 square feet apiece, indicative of condominiums. Xiohong Zhao’s Queens-based Ameriland Brook is the applicant of record. The 40-foot-wide lot is currently occupied by a three-story, multi-family house, and demolition permits were filed for it in February.

Four-Story, Six-Unit Mixed-Use Project Tops Out at 491 Myrtle Avenue, Clinton Hill

In August of 2015, renderings were revealed of the four-story, six-unit mixed-use building planned at 491 Myrtle Avenue, in northern Clinton Hill, located four blocks from the Clinton-Washington Avs stop on the G train. The 7,089-square-foot project has since topped out at 58 feet above street level, according to the Myrtle Avenue Brooklyn Partnership. The ground and cellar levels will contain 1,228 square feet of retail space, followed by residential units, averaging 623 square feet apiece, on the floors above. The two rental apartments on the fourth floor will feature space in a set-back penthouse, and amenities include bike storage and a laundry. Yehuda Mor, doing business as an anonymous LLC, is the developer, and Issac & Stern Architects is behind the design. Completion can probably be expected later this year.
