New Four-Story, Four-Unit Residential Building Proposed at 476 Washington Avenue, Clinton Hill

Brooklyn-based Candor Capital has filed applications for a four-story, four-unit residential building at 476 Washington Avenue, in southern Clinton Hill. The structure will measure 6,533 square feet and its full-floor residential units should average 1,250 square feet apiece, which means condominiums are in the works. The bottom unit will feature additional space in the cellar, while the top one will boast a roof deck. Boaz Golani’s Brooklyn-based Beam Group is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a dilapidated three-story townhouse that has been neglected for over a decade. Demolition permits haven’t yet been filed. Since the site is located within the Clinton Hill Historic District, the Landmarks Preservation Commission will have to approve both the demolition of the existing structure and the design of the new one. The Clinton-Washington Avenues stop on the A/C trains is two blocks away.

Three-Story, 12-Unit SRO Building Being Converted Into Four Apartments at 226 West 132nd Street, Harlem

Work is now underway to convert the dilapidated three-story (plus basement), 12-unit single-room-occupancy (SRO) building at 226 West 132nd Street, in Harlem, into four residential apartments. Construction on the building can be seen in a photo posted to Harlem+Bespoke. Permits at the Buildings Department indicate there will be 3,384 square feet of residential space, which means the project’s four full-floor apartments should average 846 square feet apiece. It’s unclear if the apartments will be condominiums or rentals. Renovations to the structure include a rebuilding of the interior spaces, foundational work, and new windows. Chi F. Lau’s TriBeCa-based architectural firm is the architect of record and David Lavipour is the property owner. Completion can probably be expected later this year.

Three Two-Story, Two-Family Houses Coming to 131-09 133rd Street, South Ozone Park

Queens-based property owner Lakhwinder Singh has filed applications for three two-story, two-family houses at 131-03 – 131-09 133rd Street, in South Ozone Park. Two of them will measure 3,020 square feet, while the third will measure a slightly smaller 2,856 square feet. Across all three, their full-floor residential units should average 898 square feet apiece, indicative of smaller family-sized configurations. Giuseppe Bonomo’s Staten Island-based Design Build Staten Island Inc. is the architect of record. The 9,000-square-foot lot, located on the corner of 131st Avenue, is currently partially occupied by a two-story house. Demolition permits haven’t yet been filed. The site is located just blocks from the northern edge of John F. Kennedy International Airport.

No Landmarks Approval Yet for 85-89 Jane Street Mega-Mansion, West Village

Jane Street has been a hot spot for controversial projects of late. The latest was a proposal for a mega-mansion at 85-89 Jane Street. The presentation packed the house at the Landmarks Preservation Commission on Tuesday, where no decision was rendered.

Façade Installation Underway at Seven-Story, 48-Unit Mixed-Use Project, 500 Waverly Avenue, Clinton Hill

Since topping out earlier this year, façade installation has been the focus at the seven-story, 48-unit mixed-use project under development at 500 Waverly Avenue, located on the corner of Fulton Street in southern Clinton Hill. Progress on the exterior can be seen thanks to a photo taken by Tectonic. The latest permits indicate the new building, dubbed Waverly Brooklyn, measures 62,719 square feet. On the ground floor will be 7,568 square feet of retail space, followed by 48 condominium above. The apartments should average 975 square feet apiece and will range from studios to four-bedrooms. Amenities include a 33-car underground garage, private residential storage units, a fitness center, a lounge featuring a library, media center, and pantry, landscaped terraces on the second floor and rooftop, and bike storage. Orange Management is the developer and Gerner, Kronick & Valcarcel is the architect. Completion is expected later this year.

Landmark Theatres to Operate Multiplex at 709-Unit VIA 57 WEST, 625 West 57th Street, Hell’s Kitchen

Northern Hell’s Kitchen is getting a movie theater. Now that exterior construction has been completed on the 32-story, 709-unit mixed-use building, dubbed VIA 57 WEST, at 625 West 57th Street in Hell’s Kitchen, work is underway to lease the building’s apartments and fill its 45,000 square feet of retail space. One of those commercial tenants now includes Landmarks Theatres, which will operate an eight-screen movie theater within the base of the building.

Two Two-Story, Two-Family Houses Coming to 193-20 120th Avenue, St. Albans, Queens

Saeed Bloorian, doing business as Jamaica-based Inwood Home, has filed applications for two two-story, two-family houses at 193-20 120th Avenue and 120-10 194th Street, in St. Albans. The house fronting 120th Avenue, also located on the corner of 194th Street, will measure 3,498 square feet. There will be one unit per floor along with two off-street parking spots. The house fronting 194th Street, located behind the first house, will measure a slightly smaller 3,375 square feet. It will boast the same configurations as the first and will also come with two off-street parking spots. Barry J. Bank’s Kew Gardens-based consulting engineering firm is the applicant of record. The assemblage measures 7,500 square feet in total. An existing dilapidated house must first be demolished.

Five-Story, Five-Unit Residential Project Filed at 275 Skillman Street, Bedford-Stuyvesant

Abraham Friedrich, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, five-unit residential building at 275 Skillman Street, in western Bedford-Stuyvesant. The structure will measure 8,973 square feet and its residential units should average 1,287 square feet apiece, indicative of condominiums. The layout of the building isn’t quite clear from the filings. Though the new building application lists five stories, the schedule A lists a basement, first floor, mezzanine, second floor, and third floor, in addition to a cellar and the roof. Udoette D. Isaiah’s Elmont, N.Y.-based architectural firm is the architect of record. The 32-foot-wide, 3,238-square-foot plot is half occupied by a three-story townhouse. Demolition permits were filed in April. The site is located a block from the Bedford-Nostrand Avenues stop on the G train.
