Two-Stories, Four Residential Units Coming To 47 Union Avenue, Mariners Harbor

Phil Farinacci has filed applications for two two-family residential buildings at 45-47 Union Avenue, in Mariners Harbor, on Staten Island’s northern shore. Each building will stand two stories and contain two full-floor units measuring an average 1,216 square feet. Jorge Canepa’s Staten Island-based Archidesign Architectural Studio is the applicant of record, and the HPD demolished the property’s former two-story house in 2008.

New Renderings for 118 Fulton Street, 49-Story Residential Tower Coming to the Financial District

Late last year, YIMBY posted a video featuring renderings of plans for a new 63-story residential tower at 118 Fulton Street. The design featured in the film was originally created for the Lightstone Group, which sold off 112-118 Fulton Street to Carmel Partners last September for $171 million. But while the site’s developer has changed, its appearance has seemingly stayed the same, and a new on-site rendering confirms that a design similar to the one previously posted will be built.

Demolition of 856 Washington Avenue Approved, Future 14-Story, 26-Unit Building, Prospect Heights

In the last days of August, YIMBY reported on applications for a 14-story, 26-unit residential building at 856 Washington Avenue, in Prospect Heights, and now demolition permits have been approved to knock down the former Green Point Savings Bank building, built it 1928. According to DNAinfo, the permits were approved on October 6th, which means demolition preparations are imminent. The condominium project replacing the bank is being designed by Kutnicki Bernstein Architects and developed by Slate Property Group.


542 West 153rd Street

Seven-Story, 34-Unit Residential Project Rises At 542 West 153rd Street, Hamilton Heights

In July of 2014, YIMBY reported on applications for a seven-story, 34-unit residential building at 542 West 153rd Street, in Hamilton Heights, and now the project is under construction and four stories above street level, per Harlem+Bespoke. Synapse Development Group is developing the building, with the intention to achieve Passive House standards. Units will average 865 square feet, and East Village-based Chris Benedict is designing. Completion is currently expected in the spring of 2016.

Four-Story, Eight-Unit Residential Project Planned At 1551 49th Street, Borough Park

Kensington-based Success Custom Builders has filed applications for a four-story, eight-unit residential building at 1551 49th Street, in central Borough Park, four blocks east of the 50th Street stop on the D train. The building will measure 9,015 square feet, which means units will average 1,127 square feet. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the applicant of record, and a brick 2.5-story home must first be demolished.
