As Brooklyn’s rising rents pushed further south, Flatbush saw a flood of filings in the first few months of 2015. There’s been a lull, thanks to uncertainty over the future of the 421-a tax abatement, but development seems to be picking up again in the central Brooklyn neighborhood. Plans were filed yesterday to build a seven-story, 24-unit building at 1084 Rogers Avenue, between Cortelyou and Clarendon Roads and a short walk from the Beverly Road 2/5 stop.

Four-Story, 15-Unit Residential Building Filed At 2547 Cruger Avenue, Allerton

Gac Haxhari has filed applications for a four-story, 15-unit residential building at 2547 Cruger Avenue, in the North Bronx neighborhood of Allerton, right around the corner from the 2 and 5 trains’ stop at Allerton Avenue. The building will measure 10,932 square feet in total, and units will average 729 square feet apiece. Long Island-based Shahriar Afshari is the architect of record, and an existing 1.5-story home must first be demolished.

Five-Story, 161-Unit Senior Living Facility Filed At 140 Friendship Lane, Staten Island

Little Neck-based Leewood-Seaview LLC has filed applications for a five-story, 161-unit residential building at 140 Friendship Lane, in Staten Island’s Mid-Island neighborhood of Willowbrook. The development is associated with the newly opened senior living facility called The Brielle at Seaview. The facility already contains a three-story, 188-unit residential building, featuring a wide variety of amenities, and along with the additional 161 units, a 10,000 square-foot recreational facility is also in the pipeline. The five-story building will measure 105,854 square feet, which translates into units averaging 658 square feet apiece. MAP Architects is designing.


65 Bay Street

50-Story, 446-Unit Rental Tower Rising At 65 Bay Street, Jersey City

In early 2014, YIMBY revealed renderings of the 50-story, 446-unit 65 Bay Street, in Jersey City’s Exchange Place neighborhood. Now, courtesy of Tectonic Photo, the building is roughly 35 stories up and rapidly rising. Kushner Companies and KABR Group are developing the tower, which will have 41,000 square feet of amenities. Cladding is also beginning to make its way up the sides, and the existing parking garage is getting a facelift. Humphreys & Partners is designing, and completion is expected in 2017.
