Four Stories, Eight Residential Units Planned At 152 Sackman Street/2441 Dean Street, Ocean Hill

Property owner Yair Bohadana, operating as an anonymous LLC, has filed applications for two four-story, four-unit residential buildings at 152 Sackman Street and 2441 Dean Street, in Ocean Hill, located five blocks south of the J, Z, L, A, and C trains, as well as the East New York LIRR station. Combined, the buildings will total 6,166 square feet, which means units will average a rental-sized 771 square feet. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Group Design is the architect of record, and the site’s two-story predecessor was demolished by the HDP in 2005.

Revealed: 44 Kent Street, New Greenpoint Rental Development

Earlier this year, YIMBY found an on-site drawing for a new development coming to 44 Kent Street, in Greenpoint. The plans were originally created for Cayuga Capital, but the firm sold the property for $8,750,000 last year to an LLC. Now, we can reveal that Pinny and Moishe Loketch of the Loketch Group are the new developers, and the design has also seen major changes, with Nataliya Donskoy’s ND Architecture and Design taking over the project.

20,000 Square-Foot Fire House Planned At 1815 Sterling Place, Ocean Hill

The New York City Fire Department has filed applications for a two-story, 19,082 square-foot facility at 1815 Sterling Place, in Ocean Hill. The building will stand 46 feet tall, boasting very high ceilings for the ground-floor fire house. The facility will include offices, storage, a kitchen, dormitories, and fitness and training rooms, per the Schedule A. The facility is associated with the multi-building Prospect Plaza residential development, located on the same and surrounding blocks. As for the fire house, Jeanne Gang’s Chicago-based Studio Gang Architects is designing.

Four-Story, Eight-Unit Residential Building Coming To 1845 Park Place, Ocean Hill

Property owner Avraham Benhamo has filed applications for a four-story, eight-unit residential building at 1845 Park Place, in Ocean Hill, nine blocks from the C train’s stop at Ralph Avenue. The building will measure 5,600 square feet in total, and units will average 700 square feet apiece, indicative of rentals. Long Island-based Shahriar Afshari is the applicant of record, and the lot is currently vacant.
