Reveal For Seven-Story, 65-Unit Residential Project At 34-22 35th Street, Astoria

Back in February, YIMBY reported on applications for a seven-story, 65-unit residential building at 34-22 35th Street, in southern Astoria, equidistant to subway stops on the N/Q and M/R trains. Now, Real Estate Weekly has the project’s reveal. According to the latest permits, the building will feature 1,352 square feet of ground-floor retail space, and rental units will average 665 square feet apiece. Fairfield County-based Valyrian Capital is developing, while Kutnicki Bernstein Architects is designing. The vacant property was acquired for $16 million in an off-market deal.

Six-Story, Eight-Unit Mixed-Use Building Planned At 653 Metropolitan Avenue, Williamsburg

Hua Yueh Li, operating under an anonymous business, has filed applications for a six-story, eight-unit mixed-use building at 653 Metropolitan Avenue, in central Williamsburg. The building will measure 10,815 square feet, which includes a 2,433 square-foot retail component on the ground floor. Residential units will begin on the second floor and average 1,040 square feet. Robert Lin’s Flushing-based A&T Engineering is the applicant of record, and an existing three-story townhouse must be demolished prior to construction.

Developer Closes On 138 Bowery Assemblage, Eight-Story Mixed-Use Development, Nolita

Early last September, YIMBY reported on filings for an eight-story mixed-use building, with 64 hotel rooms and 21 residential units, at 134-142 Bowery, in Nolita. Now, developer Emmut Properties has purchased the assemblage for $47 million. The new development will measure roughly 47,000 square feet, and the residential units will probably be rentals, averaging just 659 square feet. Demolition permits were filed over the past year to raze the existing two- and three-story buildings.


550 West 29th Street

Permits Approved for 550 West 29th Street, West Chelsea Mixed-Use Project

Earlier this year, developer and architect Cary Tamarkin filed applications for a 12-story, 32-unit mixed-use building at 550 West 29th Street, in West Chelsea. Now, a tipster has informed YIMBY that the project is making significant strides, and building permits have been granted. Highline Development Group is the property owner, and CORE will eventually be handling sales. According to filings with the DOB, the building will measure 55,368 square feet, and will include a 5,065 square-foot retail component on the ground floor. Above, residences will average 1,572 square feet apiece. Demolition of the site’s former occupant was completed over the summer.

Four-Story, Six-Unit Mixed-Use Building Planned At 105-05 Northern Boulevard, East Elmhurst

Charles Guo, doing business as an anonymous LLC, has filed applications for a four-story, six-unit mixed-use building at 105-05 Northern Boulevard, in East Elmhurst, with direct access to the Q66 bus running between Flushing and Long Island City. The building will measure 6,410 square feet, and includes 1,780 square feet for retail space on the ground and cellar levels. Residential units will begin on the second floor and average 772 square feet, although a fourth-floor unit will also feature a fifth-floor penthouse. Robert Lin’s Flushing-based A&T Engineering is the applicant of record.
