Fourth Avenue’s development boom is moving south from Park Slope into Greenwood Heights. Developer Steve Cheung filed plans on Friday to erect a 12-story, mixed-use building at 685 Fourth Avenue, on the corner of 22nd Street. The 120-foot-tall project will bring 81 apartments and 6,400 square feet of retail space to a parking lot a couple blocks south of the Prospect Expressway.
Trans World Equities has filed applications to redevelop the two four-story commercial buildings at 308-310 Canal Street, in TriBeCa, into a six-story, eight-unit mixed-use structure. The buildings will get a two-story, 3,554-square-foot vertical expansion. Once complete, the redeveloped building will measure 13,776 square feet. There will be 2,146 square feet of retail space on the ground floor, followed by residential units on the second through sixth floors. The units should average 1,454 square feet apiece, indicative of condominiums, and the top two floors will house two duplex apartments. Paul A. Castrucci’s Lower East Side-based architecture firm is the architect of record. The properties are located within the TriBeCa East Historic District, which means the Landmarks Preservation Commission will have to approve the expansion. Curbed NY reported on the project.
When we last checked in on the ODA New York-designed mixed-use development at 436 Albee Square, in Downtown Brooklyn, it was about three stories above ground. Now, it’s about three months later and, thanks to photos sent to us by our friend Tectonic, we can see the project has risen to about 20 stories above ground, on its way to a final height of 28 stories.
Most of President Street in western Crown Heights is densely built out with townhouses, aging apartment blocks, a huge armory, and in some places, detached mansions. But every once in a while, the owner of a small commercial property bows to Crown Heights’ market pressures, either developing their property or selling it to someone who will.
Back in March of 2016, YIMBY brought you the first renderings of the 22-story, 52-unit mixed-use building planned at 21 East 12th Street (a.k.a. 100 University Place), in Greenwich Village. Now, complete models of the building, crafted by Radii Inc., have been posted to the YIMBY Forums. The new tower will encompass 122,272 square feet. There will be 13,075 square feet of retail on the ground and cellar levels, in addition to 1,050 square feet of community facility space also on the street level. The residential units, which will be condominiums, should average 2,076 square feet apiece. Amenities include a parking garage in the sub-cellar, storage for 27 bikes, a fitness center, a lounge, and an outdoor terrace on the second floor. William Macklowe Company is the developer, while Annabelle Selldorf Architects is designing the building. SLCE Architects is serving as the architect of record. The site’s former four-story building was demolished earlier this year.
