Piling Work Underway For Two-Towered, 310-Unit Mixed-Use Project At 76 Eleventh Avenue, Chelsea

Piling work is now underway on the two-towered, 310-unit mixed-use complex under development at 76 Eleventh Avenue, located between West 17th and 18th streets in southern Chelsea. The site can be seen thanks to a photo posted to the YIMBY Forums. The project will consists of 25- and 35-story towers, rising 302 and 402 feet above street level, respectively. A common four-story base will feature 181,893 square feet of commercial space. It will include retail and office space, in addition to the residential amenities. The residential units, located in the towers, will be condominiums, averaging 2,258 square feet apiece. HFZ Capital Group is the developer. Bjarke Ingels Group is the design architect and Woods Bagot is the executive architect. Completion is expected in 2019.


2735 East 13th Street

Seven-Story, 16-Unit Mixed-Use Building Filed At 2735 East 13th Street, Sheepshead Bay

Property owner Eddie Yair, doing business as an anonymous Brooklyn-based LLC, has filed applications for a seven-story, 16-unit mixed-use building at 2735 East 13th Street, located on the corner of Shore Parkway in southern Sheepshead Bay. The project will measure 22,016 square feet. It will include 7,511 square feet of community facility space on the second and third floors, followed by residential units, averaging 807 square feet apiece, on the floors above. The apartments will likely be rentals. Eran A. Birnbaum’s Brooklyn-based architecture firm is the architect of record. The 4,341-square-foot property is partially occupied by a two-story house. Demolition permits were filed in August. The Sheepshead Bay stop on the B and Q trains is three blocks away.

Foundation Work Complete For Six-Story, 37-Unit Mixed-Use Project At 23-01 41st Avenue, Long Island City

Foundation work has been completed for the six-story, 37-unit mixed-use building under development at 23-01 41st Avenue, located on the corner of 23rd Street in the Queens Plaza section of Long Island City. The site can be seen in a photo posted by The Court Square Blog. The latest permits indicate the new building will eventually measure 42,367 square feet. The ground floor will contain 6,233 square feet of commercial space, specifically for photographic studios. The residential units above will be condominiums and should average 684 square feet apiece. An anonymous Midtown-based LLC is the developer. Angelo Ng + Anthony Ng Architects Studio is the design architect and Xiaohong Zhao’s Queens-based Ameriland Brook is the applicant of record. Completion is expected in the second half of 2017.

Eight-Story, 190-Unit Mixed-Use Project Filed At 1880 Bathgate Avenue, Tremont

Wilfred Realty Corp. has filed applications for an eight-story, 190-unit mixed-use complex at 1880 Bathgate Avenue, in the West Bronx’s Tremont section. The 173,627-square-foot project will include two eight-story components, a western one along Bathgate Avenue and an eastern one along Firefighters Boulevard. There will be 21,820 square feet of retail and 2,460 square feet of community facility space across the ground floors. The residential units above should average 786 square feet apiece, indicative of (likely below-market-rate) rental units. SLCE Architects is the architect of record. The 36,101-square-foot assemblage consists of multiple single- and two-story warehouses. Demolition permits were filed in August. The Tremont station on Metro-North Railroad is three blocks away.
