An anonymous Elmhurst firm has filed applications for two three-story, two-unit mixed-use buildings at 18-35 – 18-39 College Point Boulevard, located along the main commercial corridor in College Point. The buildings will measure 6,502 square feet and 5,089 square feet, respectively. Between the two, there will be a total 3,066 square feet of ground-floor retail space. The full-floor residential units on the second and third floors should average 1,375 square feet apiece, which suggests condominiums are likely in the works.
Foundation work is now underway on phase two of Provost Square, a two-towered mixed-use development half-way complete in downtown Jersey City. The first phase of the project, The Morgan at Provost Square, at 160 Morgan Street, opened for occupancy in late 2015. It rises 38 stories and contains 420 residential units, as well as 13,020 square feet of retail. The second phase will consist of a 28-story tower with 505 residential units and retail space. A schematic diagram has been revealed of the 20-story, 112-unit mixed-use project planned at 91 Leonard Street, a.k.a. 351-355 Broadway, in TriBeCa. YIMBY initially reported on building applications nearly a year ago. Now YIMBY can report that foundation work is underway, as well, as seen in a photo posted to the YIMBY Forums.
Jersey City-based Myneni & Sons has proposed a five-story, 60-unit mixed-use building at the vacant, wedge-shaped property at 678-690 Grand Street, located between Westervelt and Ivy places in Jersey City’s Bergen-Lafayette section. The project would include ground-floor commercial-retail space.
In addition to projects at 480 Tenth Avenue and 500 West 52nd Street, the Clinton Housing Development Company (CHDC) is planning to build a 13-story, 110-unit mixed-use building at 552 West 52nd Street, in Hell’s Kitchen. The project will contain 110 affordable residential units geared towards artists.
