Until now, the residential supertall boom has been focused on the core of Midtown, with One57, 432 Park, 217 West 57th Street, and 111 West 57th Street all rising in the blocks between Eighth and Park avenue. Now, we have fresh renderings for Kohn Pedersen Fox’s entry into a design contest for 151 East 60th Street, which would rise on the corner of Lexington Avenue and East 60th Street, stretching Midtown’s new skyscraper crown a few blocks northeast of its current local maxima.
Most developers building market-rate apartments in the South Bronx have set their sights on Port Morris, a relatively narrow industrial strip that wraps around the southern tip of the borough. But Treetop Development just paid $6 million for a site several blocks north, at 121-129 East 144th Street in Mott Haven.
In August of 2014, YIMBY reported on applications for an 11-story, 56-unit residential building at 11-51 47th Avenue (a.k.a. 13-33 Jackson Avenue), in the Hunters Point section of Long Island City, located directly above the 21st Street – Van Alst Avenue stop on the G train. Then last December, YIMBY reported that excavation was imminent following the demolition of the site’s former two-story warehouse. Now, the New York Times has the latest details on the Fogarty Finger-designed project, which will be clad in exposed concrete and industrial-esque windows. Back in the summer of 2013, construction restarted on the long-stalled seven-story, 20-unit mixed-use project at 324 Grand Street, on the Lower East Side, and now Bowery Boogie reports the building is finally nearing completion. It measures 38,808 square feet in total and includes 3,718 square feet of ground-floor retail space. The apartments above should average 685 square feet apiece, indicative of rentals. James Cheng’s Flushing-based Urban Architectural Design is the architect of record, and George Lee, doing business as an anonymous Flushing-based LLC, is the developer. Construction has also since wrapped up on the six-story, five-unit mixed-use building at 328 Grand Street. That building measures 10,935 square feet and includes 1,269 square feet of ground-floor retail. The full-floor units above will be condos and average 1,084 square feet each. CTM Properties developed the property and Lam & Lam Engineering is the architect of record. Occupancy for both projects is probable over the next few months.
It was back in September of 2014 that YIMBY brought you word of plans for a 21-story mixed-use building at corner of Livingston Street, Boerum Place, and Red Hook Lane in Downton Brooklyn. It was in April of 2015 that demolition started and in June of 2015 that we showed you a rendering. Now, thanks to photos from our friend Tectonic, we can report that the project at 117 Livingston Street (a.k.a. 415 Red Hook Lane) has reached its second story.
