Handel Architects’ 451 Tenth Avenue Makes Swift Excavation Progress In Hudson Yards

Excavation is getting deeper at 451 Tenth Avenue in Hudson Yards, site of a 580-foot-tall mixed-use skyscraper from Handel Architects. Bryan Cho of Related Companies filed permits in early June 2019 for the 44-story building, which will rise directly to the north of 66 Hudson Boulevard, Bjarke Ingels‘ supertall known as The Spiral. A great deal of earth has been excavated from the lot, a former parking lot located between West 35th and 36th Streets and Tenth Avenue and Hudson Boulevard. Spitzer Enterprises is co-developing alongside Related.

Façade Nears Completion on Gene Kaufman’s Hotel at 292 Fifth Avenue in Midtown

The brick envelope of 292 Fifth Avenue is reaching the final stories of the 21-story mixed-use hotel. Designed by Gene Kaufman Architect and developed by Sam Chang, the project is located between West 30th and 31st Streets on the border of both Koreatown and NoMad. The property is set to yield 16 residential units and a hotel operated by Le Meridien.

Permits Filed for 136-20 Maple Avenue in Flushing, Queens

Permits have been filed for a nine-story mixed-use building at 136-20 Maple Avenue in Flushing, Queens. Located at the intersection of Main Street and Maple Avenue, the lot is a few blocks south of the Main Street subway station, serviced by the 7 train. Vicki Zhi under the Main Street LLC is listed as the owner behind the applications and also filed new building permits for the neighboring lot 136-18 Maple Avenue.

685 Fifth Avenue Prepares For Residential Conversion and Addition in Midtown

Scaffolding and black netting shrouds nearly all of 685 Fifth Avenue in preparation for a 100,000-square-foot office-to-condominium conversion. The project will also add ten floors atop the existing 20-story structure, which sits at the corner of Fifth Avenue and 53rd Street. Developed by Michael Shvo’s SHVO in partnership with BLG Holdings and Deutsche Financial, the finished building will stand 350 feet tall and contain 69 condominiums managed by Mandarin Oriental Hotel Group. Marin is the architect of record and designer for the $135 million project with March & White handling the interior designs. Brookfield Properties is in charge of marketing the Fifth Avenue retail space, which is still home to the Coach, Stuart Weitzman, and Tag Heuer flagship stores.

547 West 47th Street, aka The West, Tops Out In Hell’s Kitchen

Construction has topped out at The West, a full-block residential development at 547 West 47th Street in Hell’s Kitchen. Designed by Concrete and developed by Ironstate Development, CB Developers, and SK Development Group, the 12-story structure spans 30,000 square feet. The rectangular lot, which is located between West 47th Street and West 48th Street, was purchased for $93 million in the summer of 2018. Concrete also did the interior design.

Located at the intersection of Hillside Avenue and 172nd Street, the corner lot is a couple blocks from the 169th Street subway station, serviced by the E and F trains. YIMBY Checks in on Rolex Headquarters at 665 Fifth Avenue in Midtown

YIMBY checked in on 665 Fifth Avenue, the site of a forthcoming David Chipperfield Architects-designed headquarters for Rolex. The Midtown lot sits at the intersection of Fifth Avenue and East 53rd Street and is currently occupied by a 12-story structure that was built in the 1970s. This International Style building will be torn down to make way for the new 25-story edifice, which will feature a contemporary design of irregularly stacked boxes clad in glass.

LPC to Revisit Residential Expansion at 21 Greenwich Avenue in Greenwich Village

BKSK Architects recently returned to the Landmarks Preservation Commission (LPC) with proposals to renovate and expand an aging low-rise building in Manhattan’s Greenwich Village Historic District. Located at 21 Greenwich Avenue, the corner property could eventually support a ground-floor restaurant and five floors of residential area.
