Developer Successfully Assembles Air Rights For Supertall Mixed-Use Tower At 80 South Street

This past summer, the U.S. branch of Beijing-based China Oceanwide Holdings made a deal with Howard Hughes Corp. to acquire the development site at 80 South Street, in the Financial District, for $390 million. Now Curbed reports the developer has received approval from the City Planning Commission to transfer 426,940 square feet of air rights to the site. That means a mixed-use building of up to 1,067,350 square feet could be built, of which 512,300 square feet could contain residential units. That could mean a supertall tower at the site along the South Street Seaport. Applications have not been submitted to the Department of Buildings yet, but the latest document suggest the developer will be taking full advantage of the site and a large commercial component is being planned. A design architect has not yet been revealed. A number of low- and mid-rise buildings would first have to be demolished.

Official Renderings Revealed Of Nordstrom Tower’s Retail Base Under Construction At 217 West 57th Street

Last week, YIMBY brought you a sneak peak of the glassy façade that will eventually be installed on Extell Development’s 95-story, 1,550-foot-tall condominium tower (officially Central Park Tower), currently under construction at 217 West 57th Street in Midtown. The supertall will boast Nordstrom’s first Manhattan flagship store, and now the Seattle Times has revealed official renderings of the building’s retail podium. The Seattle-based department store will span 363,000 square feet across eight stories (three below grade) in the development.

12-Story Mixed-Use Residential Project Proposed At 107-18 70th Road, Forest Hills

An unknown developer, doing business as an anonymous LLC, is proposing to build a 12-story mixed-use development at 107-18 70th Road, in Forest Hills, right around the corner from the Forest Hills – 71st Avenue stop on the E, F, M, and R trains. According to DNAinfo, the developer is currently seeking a special permit to build the project, which would normally be capped at seven stories in height. The proposal includes ground-floor commercial-retail space and an above-ground garage. It would replace a strip of restaurants currently operating in a single-story building at the site. The developer was scheduled to meet with Community Board 6 last night to discuss the project.

Five-Story, Six-Unit Mixed-Use Building Filed At 1138 Manhattan Avenue, Greenpoint

Property owner Tahira Chaudhry has filed applications for a five-story, six-unit mixed-use building at 1138 Manhattan Avenue, in northern Greenpoint, located at the corner of Box Street. It will encompass 9,648 square feet and will feature 1,180 square feet of retail space on the ground floor. Residential units will begin on the second floor and should average 995 square feet apiece. There will be two units per floor on floors two and three, another unit on part of the fourth floor, and a duplex units on the rest of the fourth floor and the entire fifth floor. Fresh Meadows-based Jamil Coppin is the architect of record. An existing three-story townhouse must first be demolished.

Park Slope Key Food Developers Unveil Details for 120 Fifth Avenue at Contentious Public Meeting

During a raucous and packed public meeting on Tuesday night, developer Avery Hall Investments laid out their plans for a seven-story apartment building with retail and a grocery store, which will replace a Key Food at 120 Fifth Avenue in Park Slope.

11-Story, 44-Unit Mixed-Use Condo Building Rises At 251 First Street, Park Slope

Back in November, Chinese developer Vanke acquired the 11-story, 44-unit condominium project at 275 Fourth Avenue (a.k.a 251 First Street), in Park Slope, located four blocks south of the Union Street stop on the R train. Now the building is taking shape, as seen in an update via Curbed NY. The 82,045-square-foot project will include 4,273 and 335 square feet of retail and medical space, respectively, on the ground floor. On the floors above, residential units will come in two-, three-, and four-bedroom residential units, averaging 1,368 square feet apiece. Amenities will include a roof deck, an entertainment space, children’s playroom, and a gym. ODA New York is behind the design and completion is expected later this year.

13-Story, Five-Unit Mixed-Use Building Tops Out At 347 Bowery, East Village

YIMBY first reported in early 2014 on filings for Urban Muse’s planned 13-story, five-unit mixed-use project at 347 Bowery, on the corner of East 3rd Street in the East Village. When we last checked in in November, the structure was eight stories above street level, and it has since topped out, EV Grieve reports. The building will eventually contain five three-bedroom condo units ranging between 2,100 and 4,000 square feet each. Within the two-story retail podium, there will be two 2,000 square-foot retail units and one 6,800 square-foot retail unit. Annabelle Selldorf is behind the project’s design, and completion can be expected sometime later this year.

First Look At 11- And Six-Story Affordable Residential Project At 1766-1768 Second Avenue, Upper East Side

In December of 2014, YIMBY reported on applications for an 11-story residential building at 1766 Second Avenue and a six-story one at 1768 Second Avenue, in the Yorkville section of the Upper East Side, on the corner of East 92nd Street. Now, Curbed NY has on-site renderings of the project, which has received the go-ahead by the Department of Buildings. The latest filings call for 30,127 and 14,104 square-foot buildings, respectively, with a combined total of 25 residential units, all of which would rent at below-market rates. Units will average 1,348 square feet apiece and will come in two- and three-bedroom layouts. There will also be a total of 3,676 square feet of ground-floor retail space. Extell Development is developing and Curtis + Ginsberg Architects is the architect of record. Two five-story tenement buildings were demolished in December and completion is expected in mid 2017.

Seven-Story, 50-Unit Mixed-Use Building Wraps Up Construction At 260 West 153rd Street, Harlem

In Early 2015, YIMBY revealed renderings of L+M Development Partners’ planned seven-story, 50-unit mixed-use building at 260 West 153rd Street, in Harlem. Since then the project has wrapped up construction, according to DNAinfo. The 75,484 square-foot structure is completely clad in brick façade and its windows have been installed. There will be 14,331 square feet of community facility space on the ground and second floors, which will be occupied by a day care and offices for a local community organization. The apartments above will all rent at below market-rates. Thirty-four of them – studios, one-, and two-bedrooms – are already listed on the affordable housing lottery. Curtis + Ginsberg Architects is behind the design and occupancy is expected within the coming months.

Seven-Story, 310-Student Iona College Dormitory Under Construction At 690 North Avenue, New Rochelle

Iona College is currently building a seven-story, 310-student dormitory at 690 North Avenue, in New Rochelle, located in Westchester County. According to Westfair, construction began early last year and the project was recently awarded a $2.5 million from the state Higher Education Capital Matching Grant Program Board. The building will feature publicly accessible retail and restaurant space on the ground floor. Completion is expected sometime later this year, before the start of the fall semester.
