20,000 Square-Foot Fire House Planned At 1815 Sterling Place, Ocean Hill

The New York City Fire Department has filed applications for a two-story, 19,082 square-foot facility at 1815 Sterling Place, in Ocean Hill. The building will stand 46 feet tall, boasting very high ceilings for the ground-floor fire house. The facility will include offices, storage, a kitchen, dormitories, and fitness and training rooms, per the Schedule A. The facility is associated with the multi-building Prospect Plaza residential development, located on the same and surrounding blocks. As for the fire house, Jeanne Gang’s Chicago-based Studio Gang Architects is designing.



545 Broadway

10-Story, 36-Unit Mixed-Use Expansion Filed At 525-545 Broadway, Williamsburg

Back in August, Blesso Properties purchased the Lincoln Savings Bank building at 525-545 Broadway, in southern Williamsburg, and now the developer has filed applications to expand the 60,300 square-foot building by six stories and 38,000 square feet. The expanded building will have 53,403 square feet of commercial space, which will comprise both office and retail, in addition to a 6,212 square-foot day care on the ground floor. The project also includes 36 residential units, beginning on the fifth floor and averaging 1,075 square feet apiece. Garrison Architects is the architect of record.


71 Dahlgren Place

Two Stories, Four Residential Units Planned At 71 Dahlgren Place, Bay Ridge

Jian Hui Chen, doing business as an LLC, has filed applications for two two-family residential buildings at 71-73 Dahlgren Place, in southern Bay Ridge, adjacent to the Gowanus Expressway. Each building will measure 2,800 square feet, which means the full-floor units will average a spacious 1,400 square feet apiece. Theeshiun Ken’s Borough Park-based Basic Group Consulting is the applicant of record, and the site’s two-story townhouse predecessors were demolished in 2014.


407 Ocean View Avenue

Four-Story, Six-Unit Residential Building Planned At 407 Ocean View Avenue, Brighton Beach

Leonid Berlinkov, doing business as an LLC, has filed applications for a four-story, six-unit residential building at 407 Ocean View Avenue, in Brighton Beach, two blocks away from the Brighton Beach stop on the B and Q lines. The building will total 4,246 square feet, which means units will average a rental-sized 708 square feet apiece, although the residence on the fourth floor will also include a fifth-floor penthouse. Coney Island-based Zarina Ross’s Arcon Studio is the applicant of record, and permits were filed to demolish the existing single-story house in April.
