163 6th Street

1,600-Unit Self-Storage Facility Planned at 163 6th Street, Gowanus

Storage Deluxe is planning to develop a 1,600-unit self-storage facility at 163 6th Street, in Gowanus, located five blocks from the 9th Street-Fourth Avenue stop on the F/G/R trains. CubeSmart will be operating the facility. The developer ground-leased the 38,125-square-foot property earlier this year in a $10 million deal, DNAinfo reports. Since the site is located within an M1-2 district, the site could accommodate up to 76,250 square feet of commercial or industrial space. Sixth Street Iron & Metal currently conducts their business out of a 4,000 square-foot warehouse on the site, and is planning to move across the street. Demolition permits and new buildings applications have not been filed yet.



461 Dean Street

Pacific Park’s 32-Story, 363-Unit Mixed-Income Apartment Tower Tops Out at 461 Dean Street, Prospect Heights

In February, the 32-story, 363-unit mixed-use modular tower under development at 461 Dean Street, in Prospect Heights, had reached its 25th story. Now, the 348,269-square-foot building has finally topped out, with the last modular unit installed earlier this week, Curbed NY reported. The project was the first of 15 towers to begin constructed as part of the Pacific Park mega-development. There will be 32,678 square feet of commercial space split between retail on the ground floor and storage space for the Barclays Center on floors two through six. The rental apartments should average 660 square feet apiece, and 181 of them will rent at below-market rates through the housing lottery. Amenities include a bike storage room, private residential storage, laundry facilities, a fitness center, an entertainment room/lounge, a children’s play room, and a common outdoor terrace on the 20th floor. Forest City Ratner Companies (a branch of Forest City Realty Trust) is developing, with SHoP Architects behind the design. Completion is expected this fall.


39 Hale Avenue

Two Three-Story, Three-Family Residential Buildings Coming to 103-107 Force Tube Avenue, East New York

Ozone Park-based Amida Holding has filed applications for two three-story, three-family residential buildings at 103-107 Force Tube Avenue, in the Cypress Hills section of East New York, located three blocks from the Norwood Avenue stop on the J/Z trains. They will rise on the vacant portion of a 9,294-square-foot lot. The plot of land, which shares a corner with Hale Avenue, also contains a two-story townhouse at 39 Hale Avenue that will not be demolished. As for the new structures, they will respectively measure 2,882 and 2,707 square feet. Across the development, the full-floor apartments should average 931 square feet apiece. Brandon Hamchuk’s Massapequa, N.Y.-based Hogan Associates is the applicant of record. The site was subdivided into three separate lots in 2015.


92 Guernsey Street

Four-Story, Single-Family Townhouse Planned at 92 Guernsey Street, Greenpoint

Property owner Francois Depoortere has filed applications for a four-story, single-family townhouse at 92 Guernsey Street, in southern Greenpoint, located two blocks from the Nassau Avenue stop on the G train. The new 3,328-square-foot structure would rise on a 17-foot-wide, 1,667-square-foot lot, which is currently occupied by a little two-story house. The 47-foot-tall townhouse will be topped by an outdoor terrace. Timothy A. Dumbleton’s Union Square-based design and development firm, TA Dumbleton, will probably develop the project, as they’re listed as the architect of record. Demolition permits were filed in 2015 to remove the site’s existing home.
