Four-Story, Seven-Unit Mixed-Use Building Filed at 1510 Fulton Street, Bedford-Stuyvesant

Great Neck, N.Y.-based Adora Realty has filed applications for a four-story, seven-unit mixed-use building at 1510 Fulton Street, in southern Bedford-Stuyvesant. The project will measure 6,933 square feet and will include a 415-square-foot retail unit on the ground floor. The residential units, spanning the ground through fourth floors, including a fifth-floor mezzanine level, should average 707 square feet apiece, indicative of rentals. Sung-Ho Shin’s Flushing-based architecture firm is the architect of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a single-story retail building. Demolition permits were filed in July.



47 Hall Street

Developers File to Convert Eight-Story Industrial Building at 47 Hall Street Into Office Space, Clinton Hill

RXR Realty and Westbrook Partners have filed applications to convert the eight-story, 665,901-square-foot industrial complex at 47 Hall Street, located on the corner of Park Avenue in northern Clinton Hill, into office space. Sections of the basement and first floors will contain retail space, a restaurant, office amenities, and a 31-car parking garage. Office space will fill other parts of the first floor, as well as the entirety of the second through eighth floors. A ninth-floor penthouse expansion is also indicated. In total, the complex will contain 528,301 square feet of commercial space, The Real Deal reported. Marvel Architects is serving as the architect of record.


One Boerum Place

160,000-Square-Foot Mixed-Use Tower Planned at One Boerum Place, Downtown Brooklyn

An investment group has acquired, for $76.5 million, Brooklyn Law School’s four-story, 40,000-square-foot office building at One Boerum Place, located on the corner of Fulton Street in Downtown Brooklyn. The group includes Avery Hall Investments, Allegra Holdings, and Aria Development Group, the Wall Street Journal reported. Although plans are not final, the development team expects to build a 160,000-square-foot mixed-use tower at the site. The project would include residential units and commercial space, possibly in the form of retail and/or offices. Demolition permits have not been filed for the 13,290-square-foot site’s current building, although groundbreaking is expected sometime next year.
