Four-Story, Eight-Unit Residential Building Planned At 156 Devoe Street, Williamsburg

Property owner Michael Librizzio has filed applications for a four-story, eight-unit residential building at 156 Devoe Street, in central Williamsburg, located two blocks south of the Graham Avenue stop on the L train. The project will encompass 7,455 square feet and residential space will measure 5,224 square feet. That means units will average a rental-sized 653 square feet apiece, although the two fourth-floor units may be slightly larger since they feature penthouse space. Mortar ARCH + DEV is the architect of record. Demolition permits were recently filed to remove the existing three-story, three-unit townhouse.

Four-Story, Seven-Unit Residential Building Planned At 490 Humboldt Street, Williamsburg

Brooklyn-based Kazzak Realty has filed applications to build a four-story, seven-unit residential building on the vacant portion of 490 Humboldt Street, in northern Williamsburg, located seven blocks north of the Graham Avenue stop on the L train. The new 7,751 square-foot building would be built on an irregularly shaped lot adjacent to an existing three-story, three-unit mixed-use building. The new structure, which would have a rooftop terrace, would have 6,032 square feet of residential space, with average units of 862 square feet apiece. Part of the existing structure, specifically the single-story rear portion, will be demolished. Brooklyn-based Philip Toscano is the architect of record.


688 Lincoln Avenue

Three-Story, Three-Family Residential Building Coming To 688 Lincoln Avenue, East New York

Brooklyn-based Ofer Prager has filed applications for a three-story, three-unit residential building at 688 Lincoln Avenue, in the far eastern reaches of East New York, located across from the five-tower, 1,525-unit Linden Plaza Apartments complex. The new building will measure 4,230 square feet and will contain 3,093 square feet of residential space. The full-floor residential units will average 1,031 square feet apiece and will probably be geared towards families. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. Demolition permits were filed to remove the existing single-story home this past summer.


1600 Eastern Parkway

Two Four-Story, Eight-Unit Residential Buildings Filed At 1600 Eastern Parkway, Ocean Hill

Brooklyn-based Isaac Stern, doing business as an anonymous LLC, has filed applications for two four-story, eight-unit residential buildings at 1598-1600 Eastern Parkway, in southern Ocean Hill, located nine blocks south of the Rockaway Avenue Station on the A and C trains. Each one will measure 7,620 square feet in total, and they will have a combined total of 12,382 square feet of residential space. That means units will average 774 square feet apiece, although the top two units in each structure will be larger because those will have access to fifth-floor penthouses. Hudson Valley-based Kenneth Thomas is the applicant of record. The 40-foot-wide lot has been long-vacant.
