As Fourth Avenue’s construction boom stretches south of the Prospect Expressway in Brooklyn, condos are rising on the neighborhood’s less desirable blocks, closer to the traffic-clogged road and further from Green-Wood Cemetery. One such project is in the works at 186 21st Street between Fourth and Fifth Avenues in Greenwood Heights.
Financial District-based Zolo Construction & Development Inc. has filed applications for a four-story, seven-unit residential building at 684 Leonard Street, in central Greenpoint, two blocks south of the Greenpoint Avenue stop on the G train. The building will measure 5,000 square feet in total, which works out to units averaging a rental-sized 714 square feet. Murat Simsek’s Nassau County-based engineering service Rocda is the applicant of record, and an existing three-story townhouse must first be demolished.
Bushwack Capital is converting the two-story, 22,675 square-foot warehouse at 99 Scott Avenue, in southern East Williamsburg, into a mixed-use commercial building, according to Commercial Observer. The building will house two office tenants, a restaurant, winery, beer garden and event hall. The conversion will complete this October, and tenants will construct their spaces for a mid-2016 opening. The $1 million project is being crowdfunded through CityFunders, and Kossar + Garry Architects is the architect of record.
Earlier this month, non-profit Metro World Child and their partner Moshe Braver filed applications for a 180-unit building at 338 Evergreen Avenue in Bushwick. Now Braver is planning another residential development a few blocks east at 405 Evergreen Avenue, on the corner of Linden Street.
Property owner Jack Cheng has filed applications for a four-story, seven-unit residential building at 756 40th Street, in northern Sunset Park, three blocks from the D train’s 9th Avenue stop. The new building will measure 5,007 square feet, which means units will average 715 square feet, indicative of rentals. Sunset Park-based Shiming Tam is the architect of record, and an existing two-story townhouse must first be demolished.
