Four-Story, Eight-Unit Residential Building Filed At 99 North 4th Street, Williamsburg

Brooklyn-based Southside Units has filed applications for a four-story, eight-unit residential building at 99 North 4th Street in North Williamsburg, three blocks from the East River. The project will measure 6,500 square feet and its residential units should average 813 square feet apiece. The structure will stand at 70 feet high but look like a seven-story building, thanks to three mezzanine levels that will contain additional residential space. Diego B. Aguilera’s Rego Park-based architecture firm is the architect of record. The 24-foot-wide, 2,408-square-foot site is currently occupied by a three-story townhouse. Demolition permits have not been filed.

Seven-Story, 38-Unit Mixed-Use Project Four Stories Up At 1930 Bedford Avenue, Prospect Lefferts Gardens

Construction is now four stories above street level at 1930 Bedford Avenue in Prospect Lefferts Gardens, where a seven-story, 38-unit mixed-use project is under development. The latest photo is courtesy of prolific construction photographer Tectonic. The most recent building permits indicate the project will eventually measure 59,155 square feet. There will be 7,441 square feet of medical offices on the cellar through second floors, followed by the residential units, which should average 810 square feet apiece and are likely to be rentals. Nik Lavrinoff is the developer and Z Architecture is the architect. Completion is expected in 2017.



625 Halsey Street

Two Four-Story, 10-Unit Residential Buildings Coming To 625 Halsey Street, Bedford-Stuyvesant

Brooklyn-based Brookland Capital has filed applications for two four-story, 10-unit residential buildings at 621A-625 Halsey Street, in Bedford-Stuyvesant. The buildings will each measure 10,597 square feet and the residential units should average 748 square feet apiece, indicative of rental apartments. One of the units on the fourth floor will also feature space on an upper penthouse level. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The 75-foot-wide, 7,500-square-foot assemblage consists of two vacant lot and a three-story townhouse at 629 Halsey Street.
