599 Johnson Avenue

Two-Story, 26,000-Square-Foot Mixed-Use Commercial Redevelopment Underway at 599 Johnson Avenue, East Williamsburg

Property owner Bushwack Capital is currently redeveloping the two-story, 16,600-square-foot former industrial building at 599 Johnson Avenue, in western Bushwick, into a 26,000-square-foot mixed-use commercial property. The Williamsburg-based club Glasslands Gallery is expected to lease a roughly 24,000-square-foot venue, dubbed Elsewhere, for events on the ground floor, Commercial Observer reported. Another 2,300-square-foot space on the ground floor is intended for a restaurant, and 2,250 square feet on the second floor will be utilized as commercial-office space geared towards the arts. Chelsea-based Kossar + Garry Architects is the architect of record and Greco Construction Development is the general contractor. Completion is expected this fall. Bushwack acquired the property for $4.45 million in February of 2015, and a few months after, YIMBY reported on applications for the conversion project.


207 North 5th Street

Three-Story, Single-Family Townhouse Planned at 207 North 5th Street, Williamsburg

Lower Manhattan-based Fiocchi Group has filed applications for a three-story, single-family townhouse at 207 North 5th Street, in Williamsburg. The structure will measure 4,457 square feet and will rise 47 feet above street level. The basement will include a pool, a fitness center, a steam room, and storage space, followed by 4,325 square feet of residential space on the three floors above. Bryan M. Brown’s Upper East Side-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot property was previously occupied by a three-story, three-unit residential building, which was demolished last December. The Bedford Avenue Station on the L train is located three blocks away.



1501 Voorhies Avenue

28-Story, 236-Unit Residential Tower Rises to 10th Floor at 1501 Voorhies Avenue, Sheepshead Bay

Since foundation work was underway in April, construction on the 28-story, 236-unit residential tower under development at 1501 Voorhies Avenue, in southern Sheepshead Bay, has now reached 10 stories in height. The progress can be seen thanks to photos taken by Alex Ellefson for a Sheepshead Bites report. The building will eventually rise 321 feet above street level and encompass 279,942 square feet. The residential units will be a mix of condominiums and rental apartments, and should average 1,112 square feet apiece. Amenities include a 168-car parking garage, storage for 118 bikes, a fitness center, a pool & spa, a terrace on the second floor, and a sky lounge on the 17th floor. Muss Development and AvalonBay are the developers, while Perkins Eastman is behind the design. Completion is expected in 2018. The project is located directly east of the Sheepshead Bay stop on the B and Q trains.
