Four-Story Mixed-Use Commercial Project Planned At 2799 Coney Island Avenue, Sheepshead Bay

Jack Aini, doing business as an anonymous LLC, has filed applications for a four-story, 8,000 square-foot mixed-use commercial building at 2799 Coney Island Avenue, in southern Sheepshead Bay, six blocks from the B and Q trains’ stop at Sheepshead Bay Road. On the cellar level and fourth floor, a relatively large daycare facility will operate and will have access to outdoor rooftop space. Healthcare facilities and offices will be located on the second and third floors, and a lobby and parking garage will take up the ground floor. Robert Palermo’s Corporate Design of America is the architect of record, and an existing three-story building must first be demolished.

Office and Retail Conversion Slated for Bushwick Warehouse, 455 Jefferson Street

The East Williamsburg-Bushwick industrial zone is slowly transitioning from a no man’s land around the heavily polluted Newtown Creek to a mixed-use neighborhood complete with hotels, nightclubs and retail. Near the Jefferson Street L stop, the Bushwick Collective mural project has hastened gentrification by beautifying several barren blocks with the work of dozens of street artists. So it’s no surprise that a hulking six-story factory nearby at 455 Jefferson Street may become offices and retail.

Sunset Park was the heart of New York City’s industrial waterfront until the end of World War II, when building weapons, handling cargo and deploying troops had Bush Terminal and the Brooklyn Army Terminal employing tens of thousands of workers. But even as factories and wholesalers have left the south Brooklyn neighborhood, the manufacturing zoning created to protect them has remained. And there, at the southern edge of Sunset Park’s M-1 zone, one developer is planning a six-story building with a combination of commercial and community uses 731 61st Street.

12-Story, 109-Unit Mixed-Use Building Breaks Ground At 15 Lafayette Avenue, Fort Greene

Nearly a year ago, YIMBY reported on applications for a 12-story, 109-unit mixed-use building at 15 Lafayette Avenue, in Fort Greene/Downtown Brooklyn, and now a ground-breaking ceremony has been held to kick off construction at the site. According to Brownstoner, 40% of the apartments will be let at below-market rates, and 21,400 square feet of cultural community space will be located in the base, with The Center for Fiction and Mark Morris Dance Group both taking space.
