New Permits Filed for 371 Baltic Street, Boerum Hill, Brooklyn

Back in February of 2016, YIMBY revealed a new four-story condominium building coming to 371 Baltic Street, in Brooklyn’s Boerum Hill neighborhood. Now, job applications have been filed for the site, indicating that construction is about to move forward. Permits were also filed back in 2014, however, there have been changes since then, when the original plan called for preserving the first two floors of an extant structure. Instead, that has been demolished completely. The scope of the project has remained almost the same, totaling 4,998 square feet of residential space, to be divided among four units.


54 Noel Avenue

Permits Filed for 54 Noel Avenue, Gerritsen Beach, Brooklyn

As New York City’s coastal communities continue to rebuild from Hurricane Sandy, new filings for another project being build under the “Build It Back” program have surface at 54 Noel Avenue, in Brooklyn’s Gerritsen Beach. The site is currently occupied by a two-story house, for which demolition permits have not yet been filed. It will be replaced by another two-story and two-family home, totaling 1,402 square feet, with a design by Angelo Costa, of Meltzer/Costa Associates. David Luna is listed as the developer.


303 23rd Street Greenwood

Permits Filed for 303 23rd Street, Greenwood, Brooklyn

New building applications have been filed for a small site at 303 23rd Street, in Brooklyn’s Greenwood neighborhood. An existing one-story garage must first be demolished, and the permits list the replacement’s size at four floors and a total area of 7,419 square feet. The usable residential space will total 5,829 square feet, which will be divided between four units, for a generous average size of almost 1,500 square feet, indicative of condominiums. Douglas Pulaski of Bricolage Designs is the architect of record, and Anthony Devito of 75 Bay 17th Street, LLC, is listed as the developer.


2718 Fulton Street

Permits Filed for 2718 Fulton Street, Hotel Coming to Cypress Hills, Brooklyn

On the southern edge of Brooklyn’s Cypress Hills neighborhood, just above the blocks constituting East New York and Brownsville, an under-utilized lot at 2718 Fulton Street is about to be redeveloped with a new hotel. Building applications for the site were filed by Michael Kang Architect, P.C., and show a new structure rising ten floors and totaling 29,694 square feet of commercial space. That will be divided between 100 rooms, for a fairly small average size of only 296 square feet. The location is very atypical for hotel development, possibly indicating it may become a homeless shelter after completion, as has occurred in similarly-sited projects in other Outer Borough neighborhoods. Nehalkumar Gandhi of 2722 Fulton LLC is listed as the developer, and the lot lies two blocks west of the J and Z train stop at Van Siclen Avenue.


3022 Brighton 14th Street

Permits Filed for 3022 Brighton 14th Street, Brighton Beach, Brooklyn

A 2.5-story home in Brooklyn’s Brighton Beach neighborhood is about to bite the dust, with new building applications now filed for its six-story replacement, at 3022 Brighton 14th Street. The first four floors of the mixed-use structure will have a school, while the fifth, sixth, and penthouse levels will be occupied by an ambulatory diagnostic/treatment center. The total area is set to comprise just shy of 24,000 square feet. Ruslan Goychayev of RSLN Architecture PLLC is designing, and Igor Zagranichny of 1123 Ocean View LLC is the developer.
