It’s been six months since builder Moses Silberstein filed plans for an apartment building in East Williamsburg. Now, we have the first look at the project at 172 Montrose Avenue, where construction will begin in the next few months.
Fortis Property Group is slowly redeveloping Long Island College Hospital into apartments and an NYU Langone Medical Center, but a smaller project is brewing across the street. Local developer Brandon Hornbeck is demolishing a row of townhouses on Amity and Hicks street to make way for a mixed-use residential building.
Global Property Group has filed applications for a five-story, three-unit residential building at 250 Water Street, in Vinegar Hill, located in Brooklyn on the East River. The structure will measure 17,451 square feet, of which 13,905 square feet will be designated for livable residential space. There will be two apartments on the ground floor, followed by a quintuplex spanning a part of the ground floor and the second through fifth floors. Condominiums are surely in the works. Amenities listed in the Schedule A include private residential storage in the cellar. John Coogan’s NoHo-based OCV Architects is the architect of record. The 70-foot-wide, 6,950-square-foot plot is currently vacant.
An anonymous Brooklyn-based LLC has filed applications for a two-story, 21,000-square-foot commercial building at 2433 Knapp Street, located along the Plumb Beach Channel in far-eastern Sheepshead Bay. The structure will house a boat sales business with interior space to showcase eight vessels. The facility will also have off-street parking for 54 cars. Not specified is whether the project will include a dock, but since it’s located along the water, one would hardly be surprising. Steven Schneider’s New Jersey-based Schneider Associates is the architect of record. The 78,000-square-foot property, of which 25,000-square feet is developable, is vacant. In 2014, the site was on the market for $2.3 million. The latest owner acquired it in 2015 for $1.5 million.
Office conversions are slowly making their way into the industrial zone between Crown Heights and Prospect Heights. Developer Joel Gluck plans to convert a two-story warehouse at 813 Bergen Street to offices.
