Three Four-Story, Three-Unit Residential Buildings Planned At 135 Sackett Street, Columbia Street Waterfront District

Elizabeth McDonald, doing business as an anonymous LLC, has filed applications for three four-story, multi-family residential buildings at 135-139 Sackett Street, in the Columbia Street Waterfront District, located seven blocks from the Carroll Street stop on the F and G trains. Each of the buildings will contain three residential units and will individually measure between 4,178 and 4,196 square feet. It appears each unit will spread across at least an entire floor, although each building also has a penthouse on the fourth floor. The penthouse space will probably be attached to the third-floor unit. Across the entire development, units should average 1,395 square feet apiece, so condos are definitely in the works. New Jersey-based Schneider Associates is the applicant of record.

The city is about to rezone the northeastern swath of East New York around Broadway Junction, but development is still brewing at the neighborhood’s far-flung edges. MacQuesten Development has filed plans for a sizable affordable project called Van Sinderen Plaza in the New Lots section of the hood, beneath the elevated L train tracks and next to the border with Brownsville.

Single-Story, 8,700-Square-Foot Retail Building Planned At 71 Schenectady Avenue, Crown Heights

Bawabeh Brothers has filed applications for a single-story, 8,690 square-foot commercial-retail building at 71 Schenectady Avenue, in eastern Crown Heights, located four blocks from the Utica Avenue stop on the A and C trains. The 16-foot-tall structure will replace a vacant 62-foot-wide swath of land, and the leasable retail space will total 4,345 square feet. The retail tenant or tenants will also have access to storage space in the cellar. Brooklyn-based Felix Pustylnik is the applicant of record.

Three-Story, 19-Unit Residential Building Tops Out At 265 Van Brunt Street, Red Hook

In early 2014, YIMBY reported on applications for a three-story, 19-unit residential building at 265 Van Brunt Street, in Red Hook, and then renderings of the project were revealed in early 2015. DNAinfo now reports the structure has topped out and is currently receiving its façade. The building appears to be four stories because it’s raised above the street level to prevent future flood waters from doing damage. Residential space will total 18,089 square feet, which means the rental units will average 952 square feet apiece. Cheever Development Corporation is behind the project and OCV Architects is designing it. Completion and occupancy are scheduled for this spring.

Four-Story, Three-Unit Residential Building Filed At 653 Maple Street, East Flatbush

Flushing-based Y.S.A. 91 Development Corporation has filed applications for a four-story, three-unit residential building at 653 Maple Street, on the northern end of East Flatbush, seven blocks from the Sterling Street stop on the 2 and 5 trains. The project will measure 6,050 square feet in total and contain 4,840 square feet of residential space. There will be one unit each on the ground and second floors, and one unit spanning the entire third and fourth floors. Given the spacious layouts, condominiums are most likely in the works. Queens-based Gerald Caliendo is the architect of record. The existing single-story home was filed for demolition this back in September.

Pacific Park’s First Affordable Building Tops Out at 535 Carlton Avenue

Pacific Park’s first affordable rental building has topped out at 535 Carlton Avenue, according to PR reps for the project. Construction began just over a year ago, and now all 19 stories of concrete have risen at the corner of Pacific Street and Carlton Avenue.

Reveal For Three-Story, 27,000 Square-Foot Fire Station At 1815 Sterling Place, Ocean Hill

In the fall of 2015, YIMBY reported on applications filed by the New York City Fire Department (FDNY) for the Rescue 2 firehouse, a new three-story, 27,114-square-foot fire station planned at 1815 Sterling Place, in Ocean Hill. Dezeen has revealed renderings of the building, being designed by Studio Gang Architects. The exterior will be clad in precast concrete panels and red-glazed terra cotta. The facility will include dormitories, a kitchen and dining area, office and storage space, a gym, and third-floor will feature outdoor space. Fire training will also occur at the site. The city has reportedly approved the project, and construction will begin this summer. Completion is expected in late 2017.

Four-Story, Eight-Unit Residential Building Planned At 32 Schaefer Street, Bushwick

Property owner Menohem Chukroon has filed applications for a four-story, eight-unit residential building at 32 Schaefer Street, in eastern Bushwick, located three blocks from the Chauncey Street stop on the J and Z trains. The new structure will encompass 7,438 square feet in total and will include 5,498 square feet of residential space. There will be two units on each floor and each unit will average 687 square feet, which means rentals are in the works. Long Island-based Shahriar Afshari is the architect of record. A two-story, single-family home must first be demolished.
