Five-Story, 12-Unit Residential Building Planned at 1411 Bushwick Avenue, Bushwick

An anonymous Brooklyn-based LLC has filed applications for a five-story, 12-unit residential building at 1411 Bushwick Avenue, located on the corner of Moffat Street in eastern Bushwick. The project will measure 15,227 square feet and its residential units should average 854 square feet apiece, indicative of rental apartments. There will be off-street parking for six cars. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The 3,704-square-foot lot is occupied by a two-story house. Demolition permits were filed in December.



163 MacDougal Street

Four-Story, Eight-Unit Residential Project Planned at 163 MacDougal Street, Ocean Hill

Brooklyn-based United Developers has filed applications for a four-story, eight-unit residential building at 163 MacDougal Street, in Ocean Hill. The project will measure 7,104 square feet and its residential units should average 688 square feet apiece, indicative of rental apartments. There will be two unit across each above-grade floor. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide, 2,500-square-foot lot is vacant. Last year, the same developer renovated the three-story townhouse next door, at 165 MacDougal Street, into three apartments.


402 Snediker Avenue

Six-Story, 72-Unit Supportive Housing Project Filed at 402 Snediker Avenue, East New York

The Brooklyn-based nonprofit Community Counseling & Mediation (CCM) has filed applications for a six-story, 72-unit supportive housing apartment building at 402 Snediker Avenue, located in the New Lots section of East New York. Tenants at the project, dubbed Beverly’s Place, will have access to “an array of therapeutic, preventative, and wellness services” in the building, CCM stated when the project was revealed early last year.


229 Ninth Street

Seven-Story, 24-Unit Residential Project Filed at 229 Ninth Street, Gowanus

Brooklyn-based Happy Living Development has filed applications for a seven-story, 24-unit residential project at 229 Ninth Street, in Gowanus. The project will measure 31,423 square feet and rise 80 feet above street level. Its residential units, located across the ground through seventh floors, plus a penthouse level, should average 901 square feet apiece, which means either condominiums or rentals could be in the works. There will also be a 10-car parking garage in the cellar. De-Jan Lu’s Greenwich Village-based firm is the architect of record. The 6,000-square-foot assemblage consists of three two-story townhouses at 227-231 Ninth Street. Demolition permits have not been filed.
