Revealed: Four-Story, Four-Unit Condominium Project At 258 A 18th Street, South Slope

A rendering has been revealed of the four-story, four-unit residential building under development at 258 A 18th Street, in South Slope. The latest building permits indicate the project will measure 5,660 square feet. Its units, confirmed to be condominiums, should average 1,247 square feet apiece. Brooklyn-based firms Kora Developers and BK Developers are behind the project. Igor Zaslavskiy’s Brooklyn-based architecture firm Zproekt is the architect of record. The 2,504-square-foot site is currently occupied by a single-story garage, although demolition permits have not been filed. The Prospect Avenue stop on the R train is four blocks away.

New construction doesn’t happen often in Ditmas Park, because the city has protected most blocks from development with zoning that only allows the construction of one- or two-family homes. But near the border with Flatbush, new apartment buildings are allowed to sprout.

Five-Story, Five-Unit Residential Project Planned At 535 20th Street, South Slope

Miller Realty Associates has filed applications for a five-story, five-unit residential building at 353 20th Street, in South Slope. The project will measure 8,297 square feet and its full-floor units should average 1,263 square feet apiece, which means condominiums are likley in the works. TriBeCa-based Kutnicki Bernstein Architects is the architect of record. The 31-foot-wide, 3,175-square-foot property is occupied by a two-story townhouse. Demolition permits have not been filed. The 15th Street-Prospect Park stop on the F and G trains is seven blocks away.

City Cautiously Begins Gowanus Rezoning

The federal government is finally cleaning up the Gowanus Canal, and the Lightstone Group has just finished a 12-story rental building along the banks of the heavily contaminated waterway. Now the city has kicked off a long-awaited rezoning study for the industrial area around the canal, but officials offered few guarantees or timelines for the new zoning.

Out in the borderlands between Bedford-Stuyvesant, Crown Heights, Brownsville, and East New York, there’s a working class, largely black neighborhood called Ocean Hill. A small new development is headed to the area at 2353 Dean Street, between Rockaway Avenue and Eastern Parkway.

Grimm Ales Plans a Permanent Brewery at 990 Metropolitan Avenue in East Williamsburg

The couple behind Grimm Ales brews test batches of beer in their Gowanus apartment and then drives down to Virginia to create larger quantities for distribution. Now the nomadic brewers are finally making the leap to a permanent brewery at 990 Metropolitan Avenue in East Williamsburg.

Two-Story, 8,100-Square-Foot Ritualarium Planned At 607 Avenue K, Midwood

The Sephardic Mikveh of Midwood has filed applications for a two-story, 8,143-square-foot ritualarium at 607 Avenue K, located on the corner of Ocean Parkway in Midwood. The facility will feature a ritual area in the cellar, administrative offices and a waiting area on the ground floor, and a multi-purpose room on the second floor. The Brooklyn-based Spiral Group is the architect of record of the 27-foot-tall structure. The 3,600-square-foot lot is vacant. Its three-story predecessor was demolished back in 2007. The Avenue J stop on the Q train is 10 blocks away.

Three-Story, Three-Unit Residential Building Filed At 2272 82nd Street, Gravesend

Brooklyn-based Jonico Construction & Development has filed applications for a three-story, three-unit residential building at 2272 82nd Street, in northern Gravesend. The project will measure 4,986 square feet and its full-floor residential units should average 1,247 square feet apiece, indicative of condominiums. There will also be three off-street parking spaces. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record.
