Four-Story, Four-Unit Residential Building Planned At 100 16th Street, South Slope

Property owner Jack Cheng, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, four-unit residential building at 100 16th Street, in South Slope, located a block north of the Prospect Avenue stop on the R train. The structure will measure a total of 6,538 square feet and its residential units should average a spacious 1,280 square feet apiece, indicative of condominiums. There will be one unit per floor, although the fourth-floor unit will feature additional space in a penthouse level. Shi Ming Tam’s Borough Park-based firm is the architect of record. The 20-foot-wide, 2,562-square-foot lot is currently occupied by a two-story townhouse. Permits to demolish it have not yet been filed.


At 88 Withers Street In Williamsburg, Former Paramount Studios Warehouse Makes Way For 12-Story Residential Project

Another block in central Williamsburg is shedding its commercial past as a warehouse at 88-92 Withers Street is torn down. It is slated to be replaced by a 12-story residential building, developed by Caro Enterprises and JHG Holdings. The 12,500-square foot corner lot sits across from the small park at the Badame Sessa Memorial Square, sandwiched onto a small triangular block by the side of the elevated Brooklyn-Queens Expressway. The cleared lot, situated within a residential-manufacturing M1-2/R6 zoning district, measures 125 feet along Withers Street to the north and 100 feet on Leonard Street to the east.

160 Van Brunt Street

Commercial-Office Conversion Complete on Three-Story Building At 160 Van Brunt Street, Red Hook

Back in April of 2015, renderings were revealed of the planned commercial conversion of the Golten Marine building, a three-story, 98,650-square-foot former industrial property at 160 Van Brunt Street, in northern Red Hook. Since then, construction has been largely completed on the project and Tesla Motors was announced as the anchor tenant, as reported by Curbed NY earlier this year. Tesla is leasing 40,000-square feet on the ground floor, which it will use for dealership showrooms, offices, and a service center. The Brooklyn Paper also recently reported Tesla will install a reconstructed illuminating “Red Hook” sign on the ground floor. The building opened in March and contains additional yet-to-be-leased office space on the upper levels. LIVWRK is the developer and acquired the property for $21.5 million in 2014. New Jersey-based John Saracco Architects is the architect of record.


75 Herkimer Street

Five-Story, Four-Unit Residential Project Filed At 75 Herkimer Street, Bedford-Stuyvesant

Casa Development Inc. has filed applications for a five-story, four-unit residential building at 75 Herkimer Street, in western Bedford-Stuyvesant, located around the block from the Nostrand Avenue stop on the A and C trains. The new structure will measure 4,610 square feet and its residential units should average a relatively spacious 1,153 square feet apiece. The ground and second floors will contain two duplex units, and the third, fourth, and upper mezzanine level will house two triplex units. The project will be topped by a rooftop terrace. Amenity space will be located in the cellar. The developer, headed by Long Island-based Campani & Scharting Architects, is designing in-house. An existing three-story townhouse must first be demolished.


134 Quincy Street

Four-Story, Six-Unit Residential Building Planned At 134 Quincy Street, Bedford-Stuyvesant

Property owner Meir Daus has filed applications for a four-story, six-unit residential building at 134 Quincy Street, in western Bedford-Stuyvesant, located seven blocks north of the Franklin Avenue stop on the C train. The project will encompass 6,278 square feet and its residential units should average 728 square feet apiece, indicative of rental apartments. The ground floor apartment will include space in the cellar, and there will be two units per floor on the second and third levels. The penthouse unit will span the entire fourth floor and a rooftop terrace. Suresh Manchanda’s Flushing-based L&C Associates is the architect of record. Demolition permits were filed in March for the site’s existing three-story, multi-family townhouse.
