Construction Complete on Five-Story, 10-Unit Residential Building at 1485 Gates Avenue, Bushwick

Construction has been completed on the five-story, 10-unit residential building under development at 1485 Gates Avenue, in central Bushwick. The latest building permits indicate it measures 11,017 square feet. Its residential units should average 873 square feet apiece, which mean they could be either condominiums or rental apartments. Amenities include laundry facilities and a rooftop recreational space. Yoel Berkovits is the developer. Beam Group is the design architect, while Joseph A. Mucciolo’s Long Island-based architectural firm is serving as the executive architect. Occupancy is expected soon. YIMBY first reported on the project when new building applications were filed in July of 2014. The Myrtle-Wyckoff Avenues stop on the L and M trains is two blocks away.

Landmarks Approves Reconstruction of Residential Building at 100 Clark Street, Brooklyn Heights

A pre-Civil War corner building in New York City’s first historic district will be restored to its former glory. On Tuesday, the Landmarks Preservation Commission approved a plan to rebuild 100 Clark Street, which is also known as 1 Monroe Place.

Crown Heights Laundry at 902 Franklin Avenue Nearly Demolished for Four-Building Residential Project

It’s been a year and a half since Cornell Realty filed plans for a massive four-building, 208-unit development at 902 Franklin Avenue in southern Crown Heights. Now, Cornell has nearly finished demolishing the series of squat industrial buildings on the site between Crown and Montgomery streets, which used to be a commercial laundry business.

Bushwick and Williamsburg have already started bracing for the MTA to shutdown the L train for 18 months starting in 2019, and many investors are looking elsewhere for development sites. But at the southern edge of the neighborhood, near the J train, new construction is still chugging along. New building applications were filed yesterday to build a seven-story residential building at 1010 Bushwick Avenue, between Grove and Linden streets at the southern edge of Bushwick.

Development Team Acquires 11-Story Watchtower Complex at 25-30 Columbia in Brooklyn Heights, Plans Creative Office Conversion

Over the spring, a team of developers entered into contract to acquire, from the Jehovah’s Witnesses, the 11-story, 739,000-square-foot commercial complex known as the Watchtower, at 25-30 Columbia Heights, in Brooklyn Heights. The team – now a joint venture between the Kushner Companies, CIM Group, and LIVWRK – have closed on the purchase for roughly $340 million, Commercial Observer reported. The new owners plan to convert the complex into creative office space, likely similar to how some of the same developers transformed the five-building complex now dubbed DUMBO Heights. The redevelopment is expected to begin within a year. In addition to the acquisition of 25-30 Columbia Heights, the same partnership is remains in contract to buy the vacant, block-encompassing development site at 85 Jay Street, in DUMBO.

Construction has been completed on the four-story (plus penthouse), 10-unit residential building under development at 434 Manhattan Avenue in Williamsburg. That’s on the corner with Bayard Street. YIMBY previously revealed schematic drawings of the project when foundation work was underway in the spring of 2015. The latest building permits show the building measures 10,262 square feet. The residential units should average 676 square feet apiece, indicative of rental apartments. Amenities include laundry facilities and a 302-square-foot recreational area on the ground floor. Borough Park-based Yoel Berkovitz is the developer and Beam Group is the design architect. Edward F. Zevallos Architect is serving as the architect of record. Occupancy can be expected very soon. The Lorimer Street/Metropolitan Avenue stop on the G and L trains is eight blocks away.

Three-Story, Single-Family Townhouse Coming to 172 Putnam Avenue, Bedford-Stuyvesant

Property owner Adam Frampton has filed applications for a three-story, single-family townhouse at 172 Putnam Avenue, in western Bedford-Stuyvesant. It will measure 2,815 square feet and will host 2,032 square feet of living space across. There will be additional recreational space in the cellar. Adam Frampton’s Midtown South-based Only If Architecture is the architect of record. The 13-foot-wide, 1,333-square-foot property is currently vacant. The Franklin Avenue-Fulton Street stop on the C and Franklin Avenue Shuttle trains is located three blocks south.

It will measure 7,500 square feet and its residential units should average 687.5 square feet apiece, indicative of rental apartments. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. The Myrtle-Wyckoff Avenues stop on the L and M trains is located five blocks away.

Renovation Begins on 17-Story, 573-Unit Surfside Gardens Public Housing Complex, Coney Island

Yesterday, the New York City Housing Authority (NYCHA) broke ground on a $41 million renovation project of the 17-story, 573-unit public housing complex called Surfside Gardens (officially Coney Island I, Sites 4 & 5) at 2947 West 28th Street, on western Coney Island. The project, funded by the Federal Emergency Management Agency (FEMA), is intended to repair damage sustained during Hurricane Sandy. It will also upgrade the building to better mitigate future storm damage, the Brooklyn Daily Eagle reported. The entire roof will be replaced, the façade will get a new look, backup power generators and new infrastructure will be installed, outdoor recreational areas will be upgraded, and new security measures will be installed. In addition, the Surfside Community Center will get an extensive renovation. James McCullar Architecture is behind the renovation’s design.

Five-Story, 10-Unit Residential Building Now Planned at 223 Manhattan Avenue, Williamsburg

Property owner Sol Ekstein, doing business as an anonymous Hudson Valley-based LLC, has filed applications for a five-story, 10-unit residential building at 223 Manhattan Avenue, in the heart of Williamsburg.In early 2015, YIMBY reported on plans for a six-story, 11-unit residential project under a previous owner. The newly filed building will measure 7,583 square feet and its residential units should average 682 square feet apiece, indicative of rental apartments. It would include a 225-square-foot rooftop recreational area. Boaz Golani’s Brooklyn-based Beam Group is the architect of record. The 25-foot-wide, 1,997-square-foot property is currently occupied by a three-story townhouse. Demolition permits haven’t been filed. Both the Graham Av and Grand St stops on the L train are about 0.3 miles away.
