Construction Nears Home Stretch for The Parkline, 626 Flatbush Avenue, Prospect Lefferts Gardens

It was over a year ago YIMBY last checked in on the mixed-use project under construction at 626 Flatbush Avenue, between Fenimore Street and Hawthorne Street in Brooklyn’s Prospect Lefferts Gardens neighborhood. At that time, the 23-story building had just topped out. Now, as seen in photos sent to us by our friend Tectonic, exterior work on the Marvel Architects-designed building is very close to done.

540 Fulton Street

19-Story, 195,700-Square-Foot Office Tower Filed at 540 Fulton Street, Downtown Brooklyn

Jenel Management has filed applications for a 19-story, 195,705-square-foot office building at 540 Fulton Street, in Downtown Brooklyn. The 305-foot-tall project would contain 173,963 square feet of commercial space, a majority of which will be utilized for offices. The ground-floor office lobby will feature a storage room for nine bikes, and the office space will take up floors three through 19. Retail will fill the rest of the cellar, ground, and second floors. Jonathan Marvel’s TriBeCa-based Marvel Architects is the architect of record. The 110-foot-wide, 18,531-square-foot lot was, until recently, occupied by a two-story, 26,000-square-foot commercial-retail building. According to filings, the building was demolished in December of 2015.


1636 DeKalb Avenue

Four-Story, Eight-Unit Residential Project Coming to 1636 DeKalb Avenue, Bushwick

Property owner Leonor Nevarro, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit residential building at 1636 DeKalb Avenue, in northern Bushwick, located right above the DeKalb Avenue stop on the L train. The structure will measure 7,752 square feet, which means its residential units should average 969 square feet apiece, indicative of condominiums. There will be two apartments per floor, although the two units on the fourth floor will feature additional space on an upper mezzanine level. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The 40-foot-wide, 4,000-square-foot site is currently occupied by a two-story townhouse.


873 Pacific Street

Four-Story, Eight-Unit Residential Building Planned at 873 Pacific Street, Prospect Heights

Joseph Cohen, doing business as an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 873 Pacific Street, in Prospect Heights, located two blocks from the Clinton-Washington Avenues stop on the C train. The structure will encompass 14,403 square feet, and its residential units should average 1,241 square feet apiece, indicative of condominiums. Amenities listed in the Schedule A include private storage space, a two-car parking garage on the ground floor, and a 1,146-square-foot recreational space on the building’s penthouse level. Anthony Morena’s Chelsea-based Mortar ARCH + DEV is the architect of record. Demolition permits were filed in March to remove the 50-foot-wide site’s existing three-story townhouse.
