Construction Nears Home Stretch for The Parkline, 626 Flatbush Avenue, Prospect Lefferts Gardens

It was over a year ago YIMBY last checked in on the mixed-use project under construction at 626 Flatbush Avenue, between Fenimore Street and Hawthorne Street in Brooklyn’s Prospect Lefferts Gardens neighborhood. At that time, the 23-story building had just topped out. Now, as seen in photos sent to us by our friend Tectonic, exterior work on the Marvel Architects-designed building is very close to done.

19-Story, 195,700-Square-Foot Office Tower Filed at 540 Fulton Street, Downtown Brooklyn

Jenel Management has filed applications for a 19-story, 195,705-square-foot office building at 540 Fulton Street, in Downtown Brooklyn. The 305-foot-tall project would contain 173,963 square feet of commercial space, a majority of which will be utilized for offices. The ground-floor office lobby will feature a storage room for nine bikes, and the office space will take up floors three through 19. Retail will fill the rest of the cellar, ground, and second floors. Jonathan Marvel’s TriBeCa-based Marvel Architects is the architect of record. The 110-foot-wide, 18,531-square-foot lot was, until recently, occupied by a two-story, 26,000-square-foot commercial-retail building. According to filings, the building was demolished in December of 2015.

Four-Story, Eight-Unit Residential Project Coming to 1636 DeKalb Avenue, Bushwick

Property owner Leonor Nevarro, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit residential building at 1636 DeKalb Avenue, in northern Bushwick, located right above the DeKalb Avenue stop on the L train. The structure will measure 7,752 square feet, which means its residential units should average 969 square feet apiece, indicative of condominiums. There will be two apartments per floor, although the two units on the fourth floor will feature additional space on an upper mezzanine level. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The 40-foot-wide, 4,000-square-foot site is currently occupied by a two-story townhouse.

Four-Story, Eight-Unit Residential Building Planned at 873 Pacific Street, Prospect Heights

Joseph Cohen, doing business as an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 873 Pacific Street, in Prospect Heights, located two blocks from the Clinton-Washington Avenues stop on the C train. The structure will encompass 14,403 square feet, and its residential units should average 1,241 square feet apiece, indicative of condominiums. Amenities listed in the Schedule A include private storage space, a two-car parking garage on the ground floor, and a 1,146-square-foot recreational space on the building’s penthouse level. Anthony Morena’s Chelsea-based Mortar ARCH + DEV is the architect of record. Demolition permits were filed in March to remove the 50-foot-wide site’s existing three-story townhouse.

New condos are growing at 366-370 Gates Avenue in the heart of Bed-Stuy, and we have the first look at the new project. Developer Tower Real Estate Investments sent along a rendering and details on their four-story, three-building development. The complex is under construction between Bedford and Nostrand avenues, five blocks from the Bedford-Nostrand G train stop.

Exterior Work Wrapping Up on BAM South Tower, 300 Ashland Place, Fort Greene

In January, the 32-story BAM South tower at 300 Ashland Place (then known as 286 Ashland Place), in Fort Greene, Brooklyn, topped out. Since then, nearly all of the façade pieces have been installed, as seen in photos by our friend Tectonic.

Reveal For Nine-Story, 118-Unit Residential Building Planned at 1875 Atlantic Avenue, Bedford-Stuyvesant

Back in February of 2015, YIMBY reported on applications for a nine-story, 118-unit residential building at 1875 Atlantic Avenue, in eastern Bedford-Stuyvesant, located three blocks from the Ralph Avenue stop on the C train. Renderings of the 79,446-square-foot project have now been revealed by DNAinfo. The residential units should average 673 square feet apiece, which means rental apartments are in the works. Amenities include a 59-car garage on the ground floor, storage for 59 bikes, a laundry, and three separate recreational areas located on the ground, eighth, and nine floors. StudiosC is designing the project, while Brooklyn-based Julien Flander is serving as the applicant of record. Velocity Framers USA Inc. is the developer and completion is expected in early 2017. The site’s former single-story warehouse was demolished in early 2015.

Brooklyn-based Hengchang Property has filed applications for a four-story, eight-unit residential building at 670 47th Street, in Sunset Park, located five blocks from the 45th Street stop on the R train. The structure will measure 9,075 square feet, and its residential units should average 890 square feet apiece. That means either rental apartments or condominiums. Shi Ming Tam’s Borough Park-based SM Tan Architect is the architect of record. The 45-foot-wide site is currently partially occupied by a two-story brick rowhome, and was subdivided into two tax lots in January to accommodate the new building.

Six-Story, 79-Megawatt Electrical Plant Proposed in Wallabout Federal Navigational Channel, Navy Brooklyn Yard

SEF Industries is proposing a floating six-story, 79-megawatt electrical plant in the Wallabout Federal Navigation Channel, located right off the coast of South Williamsburg and north of the Brooklyn Navy Yard. The facility would measure 100-feet-wide and 220-feet-long, and would feed directly into Brooklyn’s power grid. The natural gas-powered plant would be able to store three days’ worth of fuel, and would be refueled from the East River. The developer has submitted plans with the U.S. Army Corps of Engineers to build a permanent barge where the facility would go. SEF apparently has all of the remaining approvals, the Brooklyn Daily Paper reports. Comments on the proposal are due April 30, and the Army Corps will subsequently green-light or disapprove the project later this year.

City Plans to Build Underground Sewage on Alloy Development Site in Gowanus

Back in December of 2015, Alloy Development proposed to build two 104,000-square-foot office buildings, along with 138,000 square feet of public park space, at 234 Butler Street and 242 Back in December of 2015, Alloy Development and the property owners of 234 Butler Street and 242 Nevins Street proposed to build two 104,000-square-foot office buildings and, along with a 50,000 square-foot public park, in northern Gowanus. The proposal aimed to convince two city agencies, the Department of Environmental Protection and the Parks Department, to build two underground sewage tanks mandated by the Environmental Protection Agency under Thomas Greene Park—instead of seizing, through eminent domain, the properties currently ground-leased by Alloy. The EPA has been pushing to install the tanks beneath the park, because it’s already owned by the city and will need to be excavated eventually to clean up contaminants.
