Office Conversion Planned at Three-Story Industrial Building at 157 13th Street, Gowanus

Co-working and office space provider The Yard is converting the three-story, 24,800-square-foot former industrial building at 157 13th Street, in Gowanus, into modern office space. The company recently signed a lease for the entire property, according to Commercial Observer. After construction, the building will boast conference rooms, art installations, keycard access, a rooftop terrace, and a 1,900-square-foot café. The structure will also be restored and will see new windows, polished floors, exposed brick, and skylights. Completion is expected in November of this year. The property, located at the corner of Third Avenue, is located four blocks from the 4th Avenue-9th Street stop on the F/G/R trains.

28-Story 436 Albee Square Now at About Two-Thirds Height, Downtown Brooklyn

When we last checked in on the ODA New York-designed mixed-use development at 436 Albee Square, in Downtown Brooklyn, it was about three stories above ground. Now, it’s about three months later and, thanks to photos sent to us by our friend Tectonic, we can see the project has risen to about 20 stories above ground, on its way to a final height of 28 stories.

Most of President Street in western Crown Heights is densely built out with townhouses, aging apartment blocks, a huge armory, and in some places, detached mansions. But every once in a while, the owner of a small commercial property bows to Crown Heights’ market pressures, either developing their property or selling it to someone who will.

Four-Story, Seven-Unit Residential Building Planned at 163 Newell Street, Greenpoint

Maria Stefaniak, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, seven-unit residential building at 163 Newell Street, in Greenpoint, located four blocks from the Nassau Avenue stop on the G train. The structure will measure 5,125 square feet, and its residential units should average 703 square feet apiece, indicative of rental apartments. The ground-floor unit will feature a single-car garage, and the project will be topped by a roof terrace. Kenneth Philogene’s Brooklyn-based KMP Design & Engineering is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a severely recessed two-story house. Demolition permits have not yet been filed.

Three-Story, Two-Unit Residential Building Coming to 2137 58th Street, Mapleton

Property owner Saul Deutsch has filed applications for a three-story, two-unit residential building at 2137 58th Street, in Mapleton, located four blocks from the Avenue N stop on the F train. The structure will measure 9,636 square feet. One residential unit will be located on the ground floor, while the second unit will span the second and third floors. If the residential space is divided as such, the ground-floor unit should measure 2,441 square feet, while the upper unit should measure 4,878 square feet. The building will also include storage space in the cellar and an off-street parking spot. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. Two attached, two-story homes must first be demolished.

City Council Rejects Plans for Eight-Story, 200-Bed Nursing Home at 141 Conover Street, Red Hook

Back in December of 2015, renderings were revealed of the eight-story, 200-bed nursing home planned at 141 Conover Street, in Red Hook. The proposed project, by Oxford Nursing Home, was to measure 157,500 square feet and feature an urgent care center, but it also required an individual rezoning through the city’s Uniform Land Use Review Procedure (ULURP) process. Yesterday, the project reached the City Council Review step, but it was disapproved in a 48-0 vote by the full council, according to Crain’s. Unfortunately, this means the project is officially dead. Concerns raised at the vote included the unfavorable change in zoning from manufacturing to residential. Also, the site is located in a Flood Zone-A area, which some said would pose a threat to seniors living inside the building.

Four-Story, Six-Unit Residential Building Coming to 225 Howard Avenue, Ocean Hill

Flushing-based property owner Eran Tourgeman has filed applications for a four-story, six-unit residential building at 225 Howard Avenue, in Ocean Hill, located three blocks from the Ralph Avenue stop on the C train. The structure will measure 4,704 square feet, which means its residential units should average 784 square feet apiece, indicative of rental apartments. There will be two units per floor on the ground through third floors. The fourth floor will host a single unit that also spans into the third floor. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide, 1,986-square-foot lot is currently vacant. The site’s predecessor was a three-story wood-framed house, and it was demolished in 2008.

New Rendering Of 16-Story, 380,000-Square-Foot Office Conversion at Domino Sugar Refinery, Williamsburg

Over the past few years, new building applications have been filed and construction even started on a residential portion of the five-tower, 3.3-million-square-foot mixed-use Domino Sugar Refinery mega-development in Williamsburg, located immediately north of the Williamsburg Bridge. Now, new details and renderings have been revealed of the lesser-known office component of the project, the New York Post reported. The office portion will be anchored in the existing 11-story Havemeyers & Elder Filter, Pan & Finishing House, also known as the Domino Sugar Refinery, at 292-314 Kent Avenue, which is an individual landmark.

Eight-Story, 106-Unit Residential Project Topped Out at 608 Franklin Avenue, Crown Heights

It was in January that YIMBY last brought you an update on the eight-story, 106-unit residential project under construction at 608 Franklin Avenue (a.k.a. 1036 Dean Street), in northwestern Crown Heights, located five blocks from the Franklin Avenue stop on the C train and Franklin Avenue Shuttle. At the time, the structure was four stories above street level, but it has since topped out and is now receiving its windows, as seen in a photo by Tectonic. The structure will measure 125,350 square feet and its residential units should average 693 square feet apiece. Rental apartments are in the works, and configurations will include studios, one-bedrooms, and two-bedrooms. Twenty-four of the apartments will rent at below-market rates through the housing lottery. Amenities include a 56-car parking garage on the cellar and ground floors, storage for 63 bikes, a lounge, a fitness center, an common outdoor area on the second floor, and a rooftop terrace. Yoel Goldman’s Brooklyn GC is the developer, with ODA New York is behind the design. Occupancy can probably be expected by the end of the year.

New Two-Unit House for 39 South Elliott Place in Fort Greene a No-Go at Landmarks

A proposal to construct a new two-unit residential building on a vacant Brooklyn lot hit a brick wall at the Landmarks Preservation Commission. On Tuesday, both the members of the commission and the public rejected the proposal for 39 South Elliott Place, located between DeKalb and Lafayette avenues in the Fort Greene Historic District.
