Two Buildings With 14 Residential Units Filed at 340 Melrose Street, Bushwick

Brooklyn-based TNE Buildings has filed applications for two four-story, multi-family residential buildings at 340-342 Melrose Street, in western Bushwick. One of the buildings will measure 8,165 square feet and contain eight units, averaging 817 square feet apiece. The other building will measure 5,500 square feet and contain six units, averaging 733 square feet apiece. Both buildings will likely contain rental apartments. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 5,000-square-foot assemblage is vacant.

Restoration Work Underway on Weir Greenhouse Building at 750 Fifth Avenue, Greenwood Heights

In July 2015, the Landmarks Preservation Commission rejected a proposal by Green-Wood Cemetery to restore the Weir Greenhouse and build an adjacent three-story visitor center at 750 Fifth Avenue, located on the corner of 25th Street in Greenwood Heights. Later that year, the LPC approved restoration work, designed by Page Ayres Crowley Architects, on only the existing greenhouse structure. Construction is now underway on the 40-foot-tall structure, the Brooklyn Daily Eagle reported.

Rabsky Group Ventures Out to Flatbush, Files Permits for Apartments at 830 Flatbush Avenue

Rabsky Group is working on large, controversial projects in South Williamsburg, Bushwick, Crown Heights, and Long Island City. Now the secretive developer is taking aim at neighborhoods south of Prospect Park. They’ve filed plans for a seven-story apartment building at 830 Flatbush Avenue, near the corner of Linden Boulevard in Flatbush.

Four-Story, Eight-Unit Residential Building Filed at 689 Quincy Street, Bedford-Stuyvesant

A Queens-based LLC has filed applications for a four-story, eight-unit residential building at 689 Quincy Street, in the heart of Bedford-Stuyvesant. The project will measure 8,300 square feet and its residential units should average 750 square feet apiece, indicative of rental apartments. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 30-foot-wide, 3,000-square-foot property is occupied by a four-story townhouse. Demolition permits have not been filed.

Permits Filed: 96 New Lots Avenue, 300-Unit Affordable Housing Development in Brownsville

Albany still hasn’t resurrected the 421-a tax exemption program, and developers of big affordable housing projects have become tired of waiting for a tax break that may not return. Now Procida Companies is pushing forward with one of those developments, a 300-unit affordable housing complex at 96 New Lots Avenue in Brownsville.

2017 New Construction Report: Building Applications Crash, Down 38 Percent Since 2015

New building applications for single and multi-family residential developments in New York City saw a major slowdown in 2016, as the fading boom following the changes that occurred at the Department of Buildings in 2014 began to slack further. Numbers have plunged by over half since 2014, and by 38 percent since 2015. The full report with spreadsheets covering every new building application is available at the research store.

Mixed-Use Project with Residential Units Planned at 191 Harrison Avenue, Williamsburg

Developer Abraham Brach has acquired, for $27.5 million, the 30,000-square-foot development site at 191 Harrison Avenue, located between Bartlett and Gerry streets in the Broadway Triangle section of Williamsburg. The new owner plans to build a mixed-use project with community facility space, geared toward the Orthodox Jewish community, and residential units, The Real Deal reported. The site can accommodate up to 120,000 square feet of development. It’s occupied by multiple dilapidated, low-rise commercial-warehouses, ranging from one to three stories. Demolition permits have yet to be filed.

Four-Story, Seven-Unit Residential Project Filed at 122 Huron Street, Greenpoint

Brooklyn-based Cardinal Properties has filed applications for a four-story, seven-unit residential building at 122 Huron Street, in Greenpoint. The project will measure 7,930 square feet and its residential units should average 798 square feet apiece, indicative of rental apartments. Wieslawa Jasiulewicz Majran’s Glendale, N.Y.-based firm is the architect of record. The 28-foot-wide, 2,792-square-foot lot is occupied by a three-story townhouse. Demolition permits have not been filed.

Four-Story, 10-Unit Residential Building Planned at 1544 Nostrand Avenue, Flatbush

A Brooklyn-based property owner has filed applications for a four-story, 10-unit residential building at 1544 Nostrand Avenue, in Flatbush. The project will measure 8,893 square feet and its residential units should average 889 square feet apiece. Two apartments on the fourth floor will also feature space in an upper penthouse level. It’s unclear whether the units will be rentals or condominiums. Michael Avramides’s Midtown East-based architecture firm is the architect of record. The 3,285-square-foot site is occupied by a three-story residential structure. Demolition permits were recently filed.
