Five-Story, Eight-Unit Mixed-Use Building At 816 Washington Avenue Revealed, Prospect Heights

Excavation is imminent at 816 Washington Avenue, in Prospect Heights, where ELH Management is planning a five-story, eight-unit mixed-use building, according to Brownstoner. Located two blocks north of the Brooklyn Museum stop on the 2/3 trains, the eight apartments will be rented at below-market rates, and 3,135 square feet of retail space will span the ground floor. Dattner is designing, and the site’s former rent-regulated predecessor burnt down in 2010.

The latest new building planned there is 1704 Ocean Avenue, a seven-story residential development between Avenue L and Avenue M in Midwood.

Reveal for Five Single-Family Townhouses Planned At 73-79 Bond Street, Boerum Hill

Last summer, YIMBY reported on new building applications for the vacant lots at 73-79 Bond Street, in Boerum Hill, where Adam America Real Estate is planning five single-family townhouses. Now, renderings of the project have been revealed by The New York Times. The townhouses will average 4,100 square feet over six floors, which include two below grade and four above grade levels. Ben Hansen is designing, and completion is expected by the end of 2016.

Tracking Large Developments and Affordable Housing in Crown Heights

Crown Heights has some of the fastest rising rents in all of Brooklyn. It’s gentrifying at a rate that merited two New York Times real estate section features in the last year, neither of which could resist mentioning riots that occurred 24 years ago.
