New York YIMBY’s 2019 Construction Report Shows Impressive 70% Year-Over-Year Surge in Multi-Family Housing Filings

Once again, January has arrived, alongside New York YIMBY’s annual pipeline report. After our mid-2018 update portended a banner year for new construction, the 2019 report has confirmed it, as the total number of multi-family units filed with the Department of Buildings saw a tremendous surge over the past 365 days. 2018 saw 32,580 multi-family units filed with the DOB, beating 2017’s total of 19,180 units by a whopping 70%. In an exclusive reveal, YIMBY has received renderings of an impending four-story affordable housing development planned for 379-383 Howard Avenue, in Brownsville, Brooklyn. If approved, the development would repurpose a currently vacant, two-lot assemblage on the corner of Howard Avenue and Bergen Street.

Located between Remsen Avenue and Rutland Road, the interior site is situated close to the major thoroughfare of Utica Avenue. The lot is also about five blocks south of the Lincoln Terrace / Arthur S. Somers Park. Less than eight blocks north is the Utica Avenue subway station, serviced by the 2, 3, and 4 trains. The New York City Department of Housing Preservation will soon announce the development of a new four-story residential project in the northeast corner of East New York, Brooklyn. The three-block assemblage comprises 223, 225, and 227 Vermont Street, but is currently referred to by the DOB as 223-227 Vermont Street. Today, YIMBY has the exclusive reveal for the renderings.

Permits Filed for 669 St. Marks Avenue in Crown Heights, Brooklyn

Permits have been filed for a five-story residential building at 669 St. Marks Avenue, in Crown Heights, Brooklyn. Located between Rogers and Nostrand Avenues, the interior site is a merger with the lot at 673 St. Marks Avenue. Nearby transit access includes the Nostrand Avenue LIRR train stop that is four blocks north of the proposed development, and the A and C trains at the Nostrand Avenue subway station six blocks north of the project. Massimo Cocco of Masmark LLC is listed as the owner behind the applications.

Permits Filed, Rendering Released for 1111-1115 Decatur Street in Bushwick, Brooklyn

Located in Bushwick, Brooklyn, the proposed residences are three blocks south of the Wilson Avenue subway station, serviced by the L train. According to the permits, owners for 1111 Decatur Street and 1115 Decatur Street are Chaim Landau and David Banda, respectively.

Located at the north end of Greenpoint, the proposed tower is bordered by Newtown Creek on one end and Commercial Street on the other. The closest subway station, Greenpoint Avenue, is half a mile south on Manhattan Avenue, and is serviced by the G train. Brookfield is listed as the owner behind the applications. This is one of four residential components Brookfield is developing with partner Park Tower Group at Greenpoint Landing, a 22-acre master-planned development site on the Brooklyn waterfront that includes 1 Blue Slip.

The site is located between Clay and Box Streets, in the northern end of the neighborhood. Nearby transportation includes the LIRR at Long Island City, the ferry at India Street, and the G train at Greenpoint Avenue, all of which are within a half mile’s walk.
