Four-Story, 10-Unit Residential Building Filed At 514 Maple Street, East Flatbush

Brooklyn-based ANM Real Estate has filed applications for a four-story, 10-unit residential building at 514 Maple Street, in northern East Flatbush, five blocks from the 2 and 5 trains’ stop at Sterling Street. The building will measure a total 7,829 square feet, and units will average 782 square feet apiece; the two fourth-floor apartments will also share the fifth-floor penthouse. Leonid Segal’s Borough Park-based Tecnico Engineering is the applicant of record, and the site’s two-story predecessor was demolished in 2000’s.

Permits Filed: 19-Story Apartment Building at 27 West Street, Greenpoint

The hulking remains of Greenpoint Terminal Market once dominated West Street in Greenpoint, after a mysterious 10-alarm fire destroyed much of the former industrial complex in 2006. But the low-slung factories are finally giving way to towers. One developer has filed new building applications for a 19-story residential development at 27 West Street, between Calyer and Quay Streets, a block south of the old Terminal Market.

Mendel Gold has filed applications for a four-story, seven-unit residential building at 1140 Bushwick Avenue, in central Bushwick, four blocks from the J and Z trains’ stop at Gates Avenue. The building will measure 5,156 square feet, and units will average a rental-sized 737 square feet apiece. Long Island-based Udoette Isaiah is the architect of record, and the site’s current three-story townhouse was filed for emergency demolition over the summer.

Raymond Guindi has filed applications for a five-story, 25-unit residential building at 1 Brighton 3rd Road, in Brighton Beach, five blocks from the F train’s stop at Neptune Avenue. The building will measure 27,866 square feet, which means units will average 1,115 square feet, likely indicating condominiums. Downtown Brooklyn-based Sears Tambasco Architects is designing, and four single-story homes must first be demolished.


253 Nostrand Avenue

Seven-Story, Eight-Unit Mixed-Use Project Planned At 253 Nostrand Avenue, Bed-Stuy

Rego Park-based Neriya Borukhov has filed applications for a seven-story, eight-unit mixed-use building at 253 Nostrand Avenue, in western Bedford-Stuyvesant, only steps away from the G train’s Nostrand stop. The building will measure 6,984 square feet in total, and will feature a 261 square-foot retail component on the ground floor. Starting on the second floor, residential units will average 840 square feet each. Roman Sorokko’s Douglaston-based Versatile Engineering is the applicant of record.
