Loan Acquired For Six-Story Office & Retail Conversion At 455 Jefferson Street, Bushwick

Late last month, YIMBY brought you news of the mixed-use commercial conversion of the six-story former warehouse at 455 Jefferson Street, in northern Bushwick. Now, Dallas-based Lincoln Property Company and Boston-based Alcion Ventures have secured a $51.2 million loan for the project, according to Commercial Observer. The building will have offices on every floor and retail space at street level, which will total 122,697 square feet in rentable space. Work began last month, and completion is expected next June.


210 Livingston Street

25-Story, 368-Unit Mixed-Use Project At 210 Livingston Street Lands Financing, DoBro

In September of 2014, YIMBY reported on applications for a 25-story mixed-use residential and retail building at 210 Livingston Street, in Downtown Brooklyn, and now Benenson Capital Partners and Rose Associates are close to landing $158 million in construction loans for the project. The building will have 368 residential units, which is an increase from the 349 reported last year, and more than 14,000 square feet of retail space is planned. Handel Architects is designing, and a 175,000 square-foot office building was demolished to make way for the tower, per The Real Deal.


4515 Avenue N

Two-Story, 6,200 Square-Foot Mixed-Use Commercial Project At 4515 Avenue N, Flatlands

Ralph Notaro, doing business as an anonymous LLC, has filed applications for twin two-story, 3,119 square-foot mixed-use commercial buildings at 4511-4515 Avenue N, in Flatlands, two blocks from the Flatbush Avenue corridor. Both buildings will contain 1,919 square feet of health care facilities on the ground and cellar levels, and 1,200 square feet of office space on the second floors. New Jersey-based Schneider Associates is the applicant of record, and the site’s single-story predecessor was demolished in 2008.

Demolition of 856 Washington Avenue Approved, Future 14-Story, 26-Unit Building, Prospect Heights

In the last days of August, YIMBY reported on applications for a 14-story, 26-unit residential building at 856 Washington Avenue, in Prospect Heights, and now demolition permits have been approved to knock down the former Green Point Savings Bank building, built it 1928. According to DNAinfo, the permits were approved on October 6th, which means demolition preparations are imminent. The condominium project replacing the bank is being designed by Kutnicki Bernstein Architects and developed by Slate Property Group.
